COMBROKE
Is a small quiet village in the Warwickshire countryside and the village was, until 1929, owned by the Compton Verney Estate. The village offers a village hall, garage and St Mary and St Margarets Church, with the earliest buildings of the village dating from the late 17th and early 18th Century. The village lies to the East of the Fosse Way and is approximately 2.3 miles from the village of Kineton and 3.6 miles from the larger village of Wellesbourne. Main line railway services to Birmingham and London can be found at Stratford-upon-Avon and Warwick.

A parcel of amenity permanent pasture land extending to approximately 4.44 acres (1.796 hectares) which lies on the North Eastern edge of Combroke village. The land is sloping from the North East and there is evidence of ridge and furrow, a form of medieval farming system.

The land can be accessed off Church Hill Lane, with a further pedestrian access from School Lane. Boundaries are formed by a mix of post and rail fencing, post and netting and old iron railings with some hedgerow trees. The Northern boundary of the land is identified by a woodland boundary.
