The Land
The land comprises approximately 174 acres of arable land which is predominantly classified as Grade III with soil types of the Crew Series 712F. The land will be sown to autumn crops after the 2011 harvest.

There are parcels of woodland in Lots 2, 3 and 4 extending to approximately 10 acres in total and containing predominantly mature timber including a proportion of softwood and native species.

Lot 2 is currently cropped with short rotation coppice. The crop has been grown under a contract, the fixed term of which has now passed. Further details are available from the selling agents.

Lot 4 is laid to permanent pasture bounding the village of Elton and is accessed directly from the Darlington Road.
Situation
The land is located to the south of the A66 trunk road between Stockton on Tees and Darlington. The land is ideally situated
for easy access to Darlington, Stockton, Middlesbrough and the main regional road network.

Wayleaves, Easements and Rights of Way
The property is being sold subject to and with the benefit of all rights of way whether public or private, rights of light, support, drainage, water, electricity supplies and other rights, obligations, easements and quasi-easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in these particulars or not. Particularly, there are electricity lines and a water main crossing Lots 1, 2 and 3 and an ethylene pipeline beneath Lots 1 and 2. The occupiers at Spring House Farm have a right of access over the track coloured brown on the plan and there is a footpath across Lot 3.

Ingoing Valuation
The purchaser will be required to take and pay for growing crops sown since the 2011 harvest including cultivations, seeds, fertilisers, sprays and lime in accordance with CAAV costings including any VAT payable thereon. Enhancement at 10 per acre per month for workable land will be payable pro rata from the date of sowing until completion.
Overage Clause
In the event that planning permission is granted which provides for non-agricultural use within 21 years of the date of completion, the Purchaser or future owner of the property will pay to the Vendor 25% of the increase in value above agricultural value, such payment to be made at the point of implemenation of the planning consent and to be protected
by a restriction on the title in favour of the Vendor.
Single Payment Scheme
