SITUATION AND AMENITIES:
The property is situated in an accessible location only 2 miles from the A30, which provides fast access into the region and connects with the M5 at Exeter. The village offers traditional local facilities including Post Office, general stores, pub, primary school and church whilst further amenities are available in Redruth, about 2 miles away. The popular County town of Truro is about 8 miles away providing more extensive shopping and leisure facilities together with the area's leading schools. The park is centrally placed between Cornwall's north and south coasts with their dramatic scenery and wonderful cliff-top walks. On the north coast there are a number of fine surfing beaches including those at St Agnes and Porthtowan, whilst on the south coast are the popular day sailing waters of the Helford River and Carrick Roads. There is a main-line railway station at Truro with trains to London Paddington and regular flights depart from Newquay airport to London Gatwick and Stansted amongst other destinations.
THE HOLIDAY PARK:
The park has the benefit of permanent planning permission and Site Licence granted by Kerrier District Council for a total of 30 static caravans, 23 touring caravan pitches and 6 holiday chalets/bungalows. The park is operated as one park but is currently run by two separate families as two self-contained businesses - St Day Holiday Park and St Day Touring Park. We are currently offering both elements of the business and one of the houses for sale with the other house being optionally available. A mature hedge divides the static and touring areas of the park with a tarmac surfaced roadway providing access between the two. The park has a new 12 month licence but currently only opens from Easter (or 1 April) to 31 October. Each of the businesses can be described as follows:-
ST DAY HOLIDAY PARK:
(stday.co.uk) Set out over gently sloping ground, the park is currently developed with 27 holiday static caravan pitches of which 25 are occupied by privately owned caravans, 1 pitch is occupied by a hirefleet unit and the remaining pitch is vacant.
Many of the pitches benefit from far reaching views out across the valley. There is a large central area of grassland which is used as a recreation area. Also located in this area are the holiday chalets. Originally planning permission existed for 4 detached timber holiday chalets. The current owners have obtained consent to replace these with 2 semi-detached brick/stone built holiday bungalows. At the time of our inspection 1 of the 4 original timber chalets had been demolished and 1 of of the 3 permitted new cottages was part constructed. The 3 remaining timber chalets offer 2 bedroom accommodation with a separate bathroom as well as an open-plan lounge/kitchen/diner. The permitted new bungalows will also provide similar accommodation. A timber clad laundry building is situated in the centre of the park which houses 2 washing machines and 2 tumble dryers, both of which are coin operated.
ST DAY TOURING PARK:-
(stdaytouringpark.co.uk) Set out over level ground, the park is developed with 30 touring pitches. Of these, 11 have hard standings and electric hook-up points, with the remaining 19 pitches being grass, 10 of which have electric hook-up points. Park buildings include a modern amenity building which houses a laundry room with 2 sinks/drainers and is constructed of rendered brick/block walls under a pitched insulated corrugated roof. Hot water boilers are heated by LPG gas (bottles). Facilities briefly comprise:- For men - Urinal trough, 3 WC's, 4 wash basins, 2 showers. For women - 2 showers, 4 wash basins, 4 WC's. Disabled WC - with shower, WC and hand basin.
THE OWNER'S HOUSE
Known as 'The Gate House' this is a substantial detached property at the top of the site and has only been recently constructed. With rendered brick/block walls under a pitched slate roof and the benefit of gas-fired central heating (LPG bottles) and uPVC windows throughout, the accommodation briefly comprises:-

THE BUSINESS
Charges for the 2012 season are as follows.
Touring caravans (per night) - caravan/tent with 2 adults, awning and car 12 to 14, small tent + 1 person 8, extra person 3, additional vehicles 1, dogs 1 and visitors 1. Special rates are made for a caravan/tent and 2 adults booking for a week of 65 per week. Electricity by pre-paid card is available at 5 per card. Summer storage is offered at 5 per week.
The privately owned static caravans pay an annual pitch fee of between 1,500 and 1,600.
Three of the holiday chalets are let on long lets of between 80 and 100 per week.
Throughout the 2010 season St Day Holiday Park and St Day Touring Park together generated a turnover of approximately 97,000.
For the financial year ended October 2010 St Day Holiday Park generated a turnover of 75,636. We have been provided with abridged accounts for St Day Holiday Park for the financial years ended 31 October 2008, 2009 and 2010 (draft) for the static holiday caravan and chalet element of the business, which are available upon request.
We have been provided with management accounts for St Day Touring Park for the financial year ended December 2010 which show that the park generated a turnover of 21,500 and a profit of 14,196. Please note these are only management accounts and are offered for guidance only.
OPTIONALLY AVAILABLE
Known as 'Gleion' this is a substantial detached house of block and rendered construction under a slated roof situated on the south side of the park with its own access off the lane. Built originally in about 1950, it has been substantially extended and completely refurbished in the past five years to provide very comfortable, contemporary accommodation with the benefit of LPG central heating and double glazing.
