The church is closed to worship and offered for sale, subject to contract and the making of a Pastoral (Church Building Disposal) Scheme.
Location
The church is located in the quiet village of Quebec to the west of the Aged Miners' Home on Front Street, to the north of the B6302 Lanchester to Esh road. The village has a public house, the Hamsteels Inn, Hamsteels Hall Hotel, a village hall and a playground.

The church is situated approximately eight miles west of the city of Durham and is close to the villages of Esh, Cornsay Colliery, Esh Winning and Langley Park.

Detailed Description
The church extends to approximately 250 sq m (GEA) with the entire site offered for sale extending to a maximum of 0.49 acres or thereabouts shown for identification purposes only edged red on the attached plan, although the exact boundary is open to negotiation between the Vendor and Purchaser.
Internally
The church is a simple building comprising of a nave, a small chancel and a vestry to the north with a disused heating chamber beneath. There is a porch to the west and a bell-cote surmounting the west gable. The roof features open timber structures and the internal walls are finished with plaster.
Externally
The church is surrounded by the churchyard, the majority of which is full and as such contains many memorial stones within the grassed area. There is also an avenue of mature trees which runs north, from the west end of the church.

An area of the churchyard located to the east of the church has very few grave markers and it is therefore intended that this shall be included in the sale to be used by the Purchaser as a garden. The sale covenants would include requirements to leave undisturbed human remains within the purchased land. The Purchaser would also be required to carefully lift any grave markers which are located in the proposed garden area and relocate these within the retained church yard against a boundary wall.

The church is offered for sale without any warranty to its condition.
Boundaries
The maximum extent of the area for sale has been shown on the attached plan for identification purposes only, however the Purchaser may wish to discuss the extent of the curtilage which they would wish to purchase to suit their particular requirements. The Purchaser will be responsible for the construction of a stone wall to match existing, to separate the garden from the churchyard. This is to be built within 3 months of completion and to the Vendors reasonable satisfaction.
Fixtures, Fittings and Stained Glass
On acceptance of any offer a schedule of the fixtures and fittings which are specifically included within the sale would be agreed. The Vendor reserves the right to remove any fixtures, fittings and stained glass in advance of the agreement of this schedule and thereafter anything which is not in the schedule can be so removed without notice in advance of the completion of the sale.
Planning
Under planning policies, a change of use away from a community use will not be accepted unless it can be shown that there is no suitable alternative community or business use. This is normally done by marketing the property for such purposes for a minimum of six months.

In view of the importance of finding a new use for this building, the local authority may be prepared to accept a non-community use which comes forward within the initial six months marketing campaign, provided that the preference for community or business uses was properly emphasised and due consideration given to such proposals by the Vendor.

The planning authority's case officer has indicated that it may be possible to extend upwards the vestry on the
north elevation of the building, to create a second floor subject to planning. It may also be possible to create off road parking on the area hatched brown on the attached plan again subject to planning.

Rights, Wayleaves and Easements
The property will be sold subject to and with the benefit of any rights of way, wayleaves, easements or quasi easements which might exist across the holding.

Marketing
The marketing period commenced on 1 June 2011. In order to satisfy the community use policies in the local plan, for the initial six months of marketing preference would be given to a community use, however other users with a sensitive conversion scheme would be encouraged to express their interest at this stage.
