It lies on the edge of the village at the head of a wooded valley which runs down to the coastal village of Portreath with its working harbour and sandy surfing beach. With access to the A30 only 3 miles away, The Barnyard is perfectly located to explore the coastline with its many superb surfing beaches, secluded coves and cliff top walks and to take advantage of the many attractions that Cornwall has to offer. Picturesque St Ives is about 14 miles away, Truro, with its excellent shopping centre and independent schooling, is also about 14 miles, Penzance, with its helicopter service to the Isles of Scilly, is 16 miles away and Newquay airport about 28 miles. Illogan provides a good range of local facilities including pub, supermarket, bakery, pharmacist, two churches, doctors' surgeries and primary school and there is a choice of secondary schools at Redruth and Camborne. Tehidy Country Park and Golf Course are nearby and there are a number of beautiful National Trust gardens within easy driving distance. Much of the surrounding coastline is also administered by the National Trust.
DESCRIPTION:

These are set around an attractive courtyard and have been converted from the original stone farm buildings. Much of their rustic character has been retained including original exposed beams. All the cottages are equipped to a high standard and are rated 4* by VisitBritain. The living areas are all open plan with well appointed fitted kitchens incorporating full size ovens, hobs and microwaves. Each cottage has its own private patio overlooking the communal gardens. Stable End (sleeps 4/6):

Honeysuckle (sleeps 4/8):

FACILITIES:
Within the courtyard is a Games Room with pool table, table football and widescreen TV. There is also a linen store, laundry and office for overseeing the letting business. The cottages share extensive communal grounds with a children's play area and large covered barbecue area. There is ample car parking for visitors who use a separate drive from that serving the farmhouse.
THE GROUNDS:
The Barnyard offers a high degree of separation between the owners' farmhouse with its private grounds and the holiday cottage area enjoyed by visitors. The private garden and grounds lie principally to the south of the farmhouse with a driveway approached through double entrance gates and bordered by lawns and mature trees. Adjoining the farmhouse are stone terraces on two levels together with a decking area, which are bordered by well planted flower and shrub beds. The grounds beyond are largely informal grassed areas which could be enclosed into paddocks if preferred. To the west of the farmhouse is a detached double garage / workshop with electric light and power connected. Beyond the guests' car park there is a further overflow car park and paddock with separate access off the lane. It is considered there may be scope for creating additional holiday units in this area but no planning application has been made and interested parties should make their own enquiries of the Local Authority. The total area extends to approximately 4.4 acres (1.78 hectares).
THE BUSINESS:
The Barnyard with its eight holiday cottages is an established self-catering business providing a lucrative income. The cottages offer a high standard of accommodation, having all been refurbished since 2003 and are rated 4* by Visit Britain. The cottages are let through Hoseasons Cottages Group (English Country Cottages) and through the owners' own website www.thebarnyard.me.uk.
