86.22 Hectares (213.05 Acres) of Farmland -An exciting opportunity to invest in a block of land North of Lincoln principally growing an established renewable energy crop of Miscanthus.
LOCATION
Lincoln: 12 miles
Market Rasen: 6 miles
The land lies in one block on the north side of Spridlington Road between the villages of Faldingworth and Spridlington,
north of Lincoln and east of the A15 trunk road.
THE LAND
The majority of the land extending to 69.30 Ha (171.24 Ac) is growing Miscanthus which was planted in 2006 and 2007.
The remaining land (16.35 Ha / 40.40 Ac) is currently in arable rotation and to grass but could be utilised for extending the
established Miscanthus enterprise. Alternatively the land growing Miscanthus may be returned to an arable rotation by spraying off the Miscanthus plants after they have been harvested in the Spring. The Miscanthus rhizome is shallow rooted and can be ploughed back into the land thereafter. There is a strip of woodland along the watercourse between
fields 9162 and 3053 and at its widest point there is a pond creating a haven for wildlife. All the land is shown as Grade 3 on the Agricultural Land Classification Map. The Soils are a Wickham 2 and Fladbury 2 Associations in the Soil Survey of England and Wales and are described as a fine and medium loam overlying clay sub-soils, well suited to an arable rotation.
CONTRACTS
The vendor entered into a three year agreement for the sale of the Miscanthus Energy Crop with Drax Power Limited in
February 2010. The agreement requires the grower to produce a crop of miscanthus each year by harvesting and baling the
years growth for selling to Drax Power Ltd at a quantity, quality and price as set out in the terms of the contract.
The contract may be assigned to the purchaser if they wish to continue growing the crop or alternatively, the vendor can
terminate the contract after the 2012 harvest.
SINGLE PAYMENT SCHEME
Miscanthus is a crop eligible for claiming Single Payment. 84.62 units of Single Payment Scheme entitlements are included
in the sale. The total area of land eligible for Single Payment is 85.17 Hectares. The 2011 Single Payment will be retained by
the vendor in full.
AGRI-ENVIRONMENT SCHEMES
The land currently forms part of a Countryside Stewardship Scheme but this is due to expire on 31st October 2011.
DRAINAGE
The land is underdrained and drainage rates are payable to the Witham 3rd Internal Drainage Board each year.
TENURE
The farm is offered for sale freehold with vacant possession upon completion.
SPORTING RIGHTS
The sporting rights are in hand and included in the sale.
HOLDOVER
The vendor reserves the right of holdover to harvest and bale the growing crop of Miscanthus until 31st March 2012.
INGOING VALUATION
In addition to the purchase price the purchaser will be required to pay for the growing arable crop at cost of production,
including enhancement where appropriate, calculated by reference to the Agriculture (Calculation of Values for
Compensation) Regulations 1978 to 1983 in accordance with the prices and recommendations of the Central Association
of Agricultural Valuers. There figures will be calculated by the agents whose decision is final. There will be no counter claim
whatsoever for dilapidations of any kind.
EASEMENTS, WAYLEAVES & RIGHTS OF WAY
The property is sold subject to and with the benefit of all existing wayleaves, easements and rights of way, whether public
or private and whether or not specifically mentioned in these particulars of sale. Specifically, Anglian Water has an easement
for two water pipelines running alongside each other through the main block of land. The owners of the woodland to the
north of TF0484 3053 have the benefit of a right of way along the eastern boundary of field TF0484 3053.
METHOD OF SALE
The land is for sale as a whole by Private Treaty. Offers for part of the land may be considered.
CONTRACT MANAGEMENT
If the land is purchased as an investment the vendor would be interested in either acting as a contract manager through the
term of the supply contract or taking a leaseback of the land at a rent to be agreed between the parties under the terms of a
Farm Business Tenancy.

AN INTRODUCTION TO MISCANTHUS
Miscanthus, commonly known as Elephant Grass, is a perennial crop grown for energy. It has a productive life in excess of
20 years and normally takes five years to reach maturity and start achieving good yields. The benefit of the crop growing on
this land being offered for sale is that it is now in its fourth year following establishment in 2007. The crop requires no fertiliser,
no chemicals (once established) and no annual soil cultivations and provides better biodiversity than conventional cropping.
It is harvested with a forage harvester each year in late February early March. When the crop reaches a height of 6 to 7ft in
February each year it is harvested and baled. Once the crop is established, climatic variations from year to year seem to have
little impact on yield. Average yields are between 15 and 20 tonnes per hectare. With no variable input costs, low overheads
and a stable upwards only pricing structure you can accurately predict the revenue and net return from the crop of Miscanthus, quite unlike an arable crop in the present climate.
