Glebe House and Cottages are situated close to the Devon/Cornwall border about 6 miles inland from the spectacular coastline at Widemouth Bay. The property stands in a slightly elevated position above the village of Bridgerule with views to the north over the upper reaches of the Tamar Valley. Bridgerule has a store/post office, primary school, pub, 15th Century parish church and Methodist chapel. Further facilities are available in Holsworthy (5 miles), Bude (6 miles) and Launceston (14 miles) including secondary schooling, with further education available at the North Devon College at Barnstaple. There is a choice of independent schools within the area. There are indoor heated swimming pools and sports complexes at Holsworthy and Bude. Windsurfing and sailing are available on the nearby Tamar Lakes and there is excellent walking either along the South West Coast Path. Widemouth Bay and Bude are renowned for their breaches and surfing and other well-known coastal resorts are within easy driving distance for cottage guests.
DESCRIPTION:
The property comprises an extremely high quality Grade II Listed former rectory which dates from the early 19th century and is of stone construction with dressed stone quoins and slate roof. This fine, elegant country house owes much to the Georgian period of architecture with its square proportions, high ceilings, small pane sash windows and internal panelled doors and joinery. It has been beautifully restored in recent years and many of the internal period features have been re-instated. It now provides elegant accommodation with good quality modern facilities. Over the same period the gardens have been transformed into a magnificent feature of the property and are fully becoming of a house of this quality. Beyond the formal lawns and flowerbeds are informal recreation areas and mature woodland laid out with walks. The seven holiday cottages form an integral part of the property having been converted in about 1980 from the original coach house, stables and barns which are also Grade II Listed. THE GARDEN AND GROUNDS:
Glebe House is approached over a recently surfaced tarmac drive flanked by lawns with parking area alongside the house, then continuing as a gravelled driveway to the guests car park beside the cottages. To the front of the house is a gravelled carriage sweep with central lawn, pond with ornamental fountain and well-stocked flower and shrub borders. Further lawns lead to an area of mature woodland with fine beech, sycamore, ash, horse chestnut and oak trees and laid out with circular walks. Adjacent to the boundary is a stone outbuilding adapted to a kennel with run. Immediately in front of the house there is a paved terrace catching the morning sun and a further south-facing terrace outside the garden room. The house itself is clad with clematis and wisteria.
The formal garden with its lawns, colourful borders and a central, long, classically shaped lily pool lies on the south side with views over the adjoining fields. In one corner is an octagonal summerhouse. Further west are beautifully laid out individual gardens divided by clipped yew hedges and approached over a gravelled pathway with central gazebo supported by granite pillars with a slate roof. These comprise a herb garden, rose walk, beech circle and vegetable garden with soft fruit and aluminium greenhouse. All are protected by a tall original brick wall on the north side which also gives shelter to the heated swimming pool 36 x 18 (installed in 2007) with its paved surround. At the far end is an informal recreation area, all weather club size tennis court and adventure play zone with further mature woodland. From the gravelled drive there is access to a timber outbuilding comprising double garage 19'6 x 15'9 with twin up and over doors and electric light and power supply; single garage 15'9 x 9'8 with up and over door, electric light and power supply; guests laundry room 11'6 x 9'0 with sink, freezer, two washing machines and two tumble dryers. Adjoining this are four stables each 11'7 x 11'7 with electric light and currently used for general storage, refuse and wood shed.
THE HOLIDAY COTTAGES:
All seven cottages are rated 4 star by VisitBritain and are set around an attractive courtyard, with garden and water feature. Many of the cottages have exposed beams and roof trusses, and stone walls. Each is fitted with flat screen digital television with Freeview, DVD player, DAB radio/CD player and WiFi is available.
OLD STABLES (sleeps 4)
The ground floor features a large living room with kitchen area and under-stair cupboard. On the first floor is a double bedroom with a king-sized canopied bed, a twin bedroom and a bathroom with double-size whirlpool bath. Hot water is supplied by an instant gas water heater.
COACH HOUSE (sleeps 6)
The ground floor entrance hall leads to a twin bedroom, a double bedroom with en suite shower room, the main bathroom and an under-stair storage cupboard housing the hot water cylinder and immersion heater. On the first floor is a large vaulted living room with kitchen area and a single bedroom with a set of full size bunk beds.
THE MEWS (sleeps 2 plus 2)
On the ground floor is a living room and kitchen area with under-stair cupboard housing the hot water cylinder and immersion heater. The first floor provides a double bedroom, a single bedroom with a set of full size bunk beds, and a bathroom with a single size spa bath.
GRANARY (sleeps 6)
The ground floor entrance hall leads to a double bedroom with four poster bed and en suite shower room, a twin bedroom and the main bathroom. On the first floor is a vaulted living room with kitchen area and a door to the external staircase down to the car park. There is also a staircase leading up to a mezzanine with twin beds.
LITTLE BARN (sleeps 6)
This cottage is similar to Granary cottage, except that the en suite shower room adjoins the twin bedroom, the double room has king-size bed, the main bathroom features a large corner bath with shower over and an external staircase leads down to the courtyard.
These two cottages each have a fire proofed and sound proofed interconnecting door between their living rooms. This allows the cottages to be let as a single unit capable of sleeping 12.
GAMEKEEPER (sleeps 4)
On the ground floor is a living room with open plan kitchen and dual aspect windows. On the first floor is a double bedroom with four poster bed, a twin bedroom and a bathroom with a double size Whirlpool bath with shower over.
POACHER (sleeps 5)
On the ground floor is an open-plan living room with kitchen area and a single bedroom. On the first floor is a double bedroom, twin bedroom and bathroom with double size Whirlpool bath with shower over.
THE BUSINESS
The holiday letting business at Glebe House is well established, the cottages having been converted since 1980. They have been recently upgraded to provide high quality accommodation which is rated 4 star by VisitBritain. Operating as Glebe House Cottages Ltd., the owners promote the business through their highly successful website www.glebehousecottages.co.uk and through a local letting agency. Recent years have seen a consistently improving turnover and trading information can be provided to bone fide purchasers.
