The right is reserved to sell the land either as a whole or in individual lots or a combination of lots. For example, Lot 1, Lot 2 and Lot 3 could properly described as land that would appeal either as an individual lot or as one lot as it is an area that is likely to be of interest to practical working farm operators. If sold as one lot the three lots would have a combined area of 13.569 hectares, 33.528 Acres.
This area of land is all in grass and has been grazed by sheep during the winter period. It is suggested that the land would also be suitable for cereal or maize cropping with some areas possibly suitable for higher value crops. EASEMENTS WAYLEAVES AND
PUBLIC RIGHTS OF WAY
The land is sold subject to all existing wayleaves of electricity, pipelines, and all public rights of way whether specified or otherwise. In particular the sale of Lot 3 is subject to a right of access to Lot 4 and Lot 5 respectfully over the hatched area of land shown on the sale plan. This right of access will be for all times and for all purposes subject to there being no vehicle or obstruction left on any part of the hatched area.
SINGLE FARM PAYMENT
Lots 1, 2, 3 and 5 are registered for Single Farm Payment Entitlements. The payment entitlement is owned by the vendor and will be reserved to him for cropping the year 2011. The vendor will then assist the purchaser of the individual lot in any way he is able to transfer the entitlement attached to the land to the new purchaser. Lot 4, the woodland area, is not registered for entitlement payments.
BOUNDARY RESPONSIBILITIES
The present internal boundary divisions where indicated on the sale plan and marked by an inward 'T' will pass to the purchaser of the respective Lot indicated with an inward 'T'

WATER SUPPLIES
As pointed out above the existing meter water supply serving Lot 1 and Lot 2 will enure solely for the benefit of Lot 1 in the future after a period of three months from completion. The meter serving Lot 3 will enure solely for the benefit of Lot 3 and any connection to other Lots will be discontinued after three months after the date of completion.
Lot 2, 4 and 5 shall make other arrangements regarding the future supply of water if so required.
