Oldford Farm is situated in a highly accessible area of North Somerset, close to the Wiltshire border, about 2 miles off the A36 between Bath and Salisbury. The M4 (Junctions 17 & 18) runs approximately 22 miles to the north providing fast access to London and to the Midlands via the M5 and the A303 which links to the M3 and is approximately 17 miles to the south. Excellent rail connections are available 15 minutes drive away at Westbury (Paddington 1 hours) and Warminster (Waterloo 1 hours). The journey time from London and the Midlands renders Oldford Farm an ideal destination for weekend and short breaks. The international airport at Bristol as well as Heathrow and Gatwick attracts international visitors.

Oldford itself has an Indian restaurant which is popular with cottage guests and the attractive village of Beckington, about 1.5 miles to the north, has an active local community with church, village hall, primary school, sports clubs, two pubs, day nursery and prep school. The historic market town of Frome, which boasts the highest number of Listed buildings in Somerset, is about 2 miles to the centre and provides a wide range of amenities including Community College, sports centre, cinema and railway station. DESCRIPTION
Oldford Farm was originally sold off from the Berkley Estate in 1890 and remained a working farm until shortly before it was acquired by the present owners in 1995. Over the course of the next five years, the semi-derelict farm-buildings were converted into 7 self-catering units capable of accommodating 39 visitors. Over the same period the gardens were landscaped, stone walls restored, the courtyard paved, a tarmac car park laid and a sophisticated flood defence system installed. A further two years saw the farmhouse creatively restored with many interesting original features retained in accordance with its Grade II Listed status. Since 2002 the farmhouse has also traded as high quality self-catering accommodation sleeping from 14-22 guests and has been much in demand for family gatherings, weddings and corporate events. However, it would also provide a magnificent family home for the lifestyle buyer looking to live on site.
THE FARMHOUSE: (Sleeps 14 + 8)
The farmhouse is believed to date back to 1575, although the Listing states early 17th Century. It is of random stone construction with dressed stone quoins and traditional stone tiled roof. The spacious accommodation, which is fully centrally heated, is on three floors with some lovely early features including flagstone floors, stone mullioned windows, large fireplaces, bread ovens and exposed timbering.

On the ground floor there is an entrance lobby leading to the first of the sitting rooms with large stone fireplace with two bread ovens and inset Jetmaster grate, exposed beams, flagstone floor and window seats. A central hallway with flagstone floor and staircase leads to the fitted kitchen/breakfast room, cloakroom, laundry/utility room and boiler room. Beyond is a large living area comprising a second sitting room connecting with a dining room. The sitting room has a stone fireplace with wood-burning stove, exposed beams and wide window seat whilst the dining room, which can seat 22 for formal dining, has a further stone fireplace (not used).

There are four large bedrooms on the first floor, two with en suite facilities, together with a separate bathroom and shower room. All are attractive rooms with exposed beams and, in most cases, original fireplaces. The second floor, which has sloping ceilings with the pegged roof trusses exposed, provides three further large bedrooms, together with bathroom and linen room.

The farmhouse benefits from a large walled garden which is mainly lawned with a barbecue area and garden store.
THE HOLIDAY COTTAGES
The seven holiday cottages were imaginatively constructed from an L-shaped range of traditional farm buildings and front an attractive paved courtyard. They are furnished and equipped to a high standard, each having independent oil-fired central heating, direct dial telephone and internet connection. Five have their own private gardens to the rear with two sharing the communal grounds.

THE GROUNDS
There is a pleasing drive approach to Oldford Farm with stone walling and grass verges leading to a spacious tarmac car park. Between the farmhouse and cottages is a large paved Courtyard with stone walling and soft planting. At the side of the farmhouse is an office/reception with W.C and kitchenette. Beyond the immediate garden areas surrounding the farmhouse and cottages is a communal recreation area to the south with attractive wildlife ponds, whilst to the north is an orchard leading to the river and adjoining meadows. There is a small area of copse along the boundary together with a reed bed. A separate driveway off Iron Mill Lane to the south provides access to a substantial detached farm building 74' x 45' used as a workshop/store for the general maintenance of the complex and adjoining it is an enclosed concrete yard. Electricity and water are connected. It is considered there may be potential to convert the existing building into a conference suite subject to acquiring the necessary Planning Permission.

To the west are two level pasture fields which run down to the River Frome and provide delightful riverside walks for visitors, as well as valuable grazing for an owner keeping horses or livestock. At the furthest extent of the land is a small copse providing picturesque picnic area alongside the river. There is an abundance of wildlife to be enjoyed with reports of both otters and kingfishers having been seen. In all there is over 500 yards of river frontage with single bank fishing rights forming a particular feature of the property with visitors attracted by the trout fishing. The total area extends to 15.05 acres (6.09 hectares).
