SITUATION
The property is situated on Hospital Road in Nantyglo, a village located between Blaina and Brynmawr in the South Wales valleys.
Nantyglo is located just 4 miles south west of Ebbw Vale, which provides all the expected facilities of a large town. The Festival Park is 7 miles to the South West and provides many High Street names and a health club.
Communications are close at hand with the A465 Heads of the Valleys Road, just 1 mile north, providing fast access east and west. Railway stations are available at Ebbw Vale, 4 miles to the North West and Llanhilleth Railway Station to the South.
The Parc Nant y Waun Nature Reserve, situated between the communities of Brynmawr, Beaufort and Nantyglo, incorporates 22 hectares of grassland, mires and reservoirs which once fed the iron works at Nantyglo. The abture reserve is home to a many wildlife species, and includes a picnic area, outdoor classroom and an Angling Club.
DESCRIPTION
The site is moderately sloping in nature and incorporates a mixture of one and two storey buildings. The principal building was constructed in 1910 and demonstrates Edwardian style architecture. The main building has been extended to the side and to the rear and there is a two storey out building of traditional construction, in the north east corner of the site.
The existing buildings provide a gross floor area of approximately 2,878 sq m (30,979 Sq ft) on a site extending to approximately 0.85 hectares (2.10 acres). This provides a density of development of approximately 30%. The remainder of the site is split between areas of car parking and grassed embankments.
There are two points of access to the site. The principal entrance is from Hospital Road to the south of the site whilst the second access is via an unnamed lane to the west.
The site is surrounded to the North, East and West boundaries by residential housing. To the South of the site, the former Hafod Dawel Residential Home is currently being developed by United Welsh Housing Association into extra care housing.
PLANNING
The existing use of the property falls within Class C2 (Residential Institutions) of the Use Classes (Order) 1987. Permitted uses therefore include residential schools and colleges, hospitals and convalescent
ursing homes.
The site is situated within the settlement boundary of the Blaenau Gwent UDP but is not specifically allocated within the adopted plan. Given the predominantly residential nature of the surrounding area it is considered that the site is likely to be suitable for residential development.

Travelling along the A465 Heads of the Valleys Road, exit at the roundabout signposted Brynmawr and take the second exit onto the A467. At the next roundabout take the 3rd exit onto the A467, sign posted Abertillery. At the next roundabout take the first exit onto Chapel Road. Continue forward onto New Road, King Street, Garn Cross and Queen Street. Turn left onto Hospital Road. Proceed up hill and the site can be found on the left hand side.
