SITUATION AND DESCRIPTION
This level and enclosed parcel of land has frontage onto the B3098 adjacent to the Great Cheverell crossroads between Erlestoke and West Lavington. Nearby are the towns of Devizes, Westbury and Trowbridge. There are numerous walks and outriding close by and the site is bordered to one side by a residential dwelling with open countryside to the others.
Known locally as the 'Pepsi Cola Site' after its use during and after the war as a storage and distribution depot for the local franchisee, the site has been mostly unused in recent years. The site which is shown coloured pink for identification purposes only on plan is subject to a residential 'uplift clause' and details are available from the Auctioneers.
Planning consent for residential use has been refused in the past but it is considered the site would be suitable for a variety of agricultural, equestrian, commercial or storage uses (subject to planning). It comprises a dilapidated brick, timber and steel building with a corrugated metal roof and a hardstanding forecourt area and measures in total ABOUT 0.22 ACRE.

ROUTE DIRECTIONS
From Devizes proceed towards West Lavington on the A360 passing through Potterne and Littleton Panell. At the crossroads by Dauntseys School turn right onto the B3098 Cheverell Road towards Erlestoke. Continue through Little Cheverell and the site is on the left hand side after the crossroads.
