An exciting opportunity to acquire a freehold development site currently being used as the Chew Magna Doctors' Surgery. Due to relocation to a new Medical Centre, the Surgery premises have become available for sale. An opportunity now exists to redevelop the site for commercial or residential use (or mixed) subject to the necessary Local Authority consents.
The layout of the current accommodation is as follows:
Ground Floor: Reception Area. Open plan Waiting Room. Store Room. Nine Consulting/Treatment/Meeting Rooms. Dispensary. Cloakroom. Stairs leading to first floor.
First Floor: Kitchen. Five rooms currently used as Offices/Meeting Rooms. Cloakroom.
Exterior: Two separate areas of parking, one being accessed via Madam's Paddock and the other via the village Car Park.
THE PROPERTY
The Chew Magna Surgery was constructed around 1960. The original building was predominantly single storey and in 1993 the property was extended to include a first floor extension to the southern part of the building. This extension comprises a felt clad roof with a tiled Mansard surround. Due to the needs and demands of the Surgery, a new site has been found in the nearby village of Chew Stoke and a new surgery will be in operation there from Spring 2012 (approx).
The ground floor comprises approximately 233 sq metres of accommodation divided into a reception/waiting room area, consulting rooms, meeting/treatment rooms, dispensary, store room and a cloakroom. The first floor accommodation is approximately 103 sq metres with further meeting rooms/offices, a kitchen and a cloakroom.
Two separate areas of parking to the rear of the property are included in the sale, one area being accessed via Madam's Paddock and the other via the village Car Park.
LOCATION
The Surgery Site is situated in the centre of the village at the entrance to Madam's Paddock, next to the Bear & Swan Inn and opposite the Co-Op Store. It could not be more convenient for residents and visitors to access the premises and the other extensive facilities that are to hand. The shops are numerous including a late night opening Co-Op Store, Master Butchers, Post Office/Emporium, Caf/Gift Shop, Travel Agents, Ladies and Gents Hairdressers, Nat West and HSBC Banks, three quality Inns with restaurants, as well as Dentists, a Chiropractor and a Veterinary Surgery. Everything is on the doorstep and only a moment's walk away from the Surgery Site in this busy and successful village.
The region is well respected for its primary and secondary schools which are found in the nearby villages of chew Magna, Chew Stoke and Winford. A daily bus serves the local secondary school located between Chew Magna and Chew Stoke. Further schools can be found in the cities of Bath and Bristol with school buses running to some of them.
Chew Magna is the largest most famous of all the Mendip villages and is about two miles from Chew Valley Lake. Its location of nine miles from Bristol and twelve miles from Bath allows commuters to travel easily to and from their employment but enjoy the benefits of living in a beautiful setting in the surrounding countryside of outstanding natural beauty. The area is a designated Conservation area and many of the village properties date back several hundreds of years.
In 2011 Chew Magna was voted by the Sunday Times as 'The Best Village in Britain'. The village has signed up to the Go Zero campaign and is moving towards a waste free and sustainable community.
Chew Valley is unique in the West Country, comprising some thirty five thousand acres of unspoilt and protected countryside which occupies the middle ground of the Bath, Bristol and Wells triangle. Dominating the scene are the Chew Valley and Blagdon Lakes, notable for their fishing, birdlife, sailing and nature study amenities. The villages in the Valley are all unspoilt and each has its individual charm and character. Only seven miles to the north of the Chew Valley is the City of Bristol, the West Country's financial and business centre, whilst the charming City of Bath with its Roman origins and Georgian architectural masterpieces is under half an hour's drive to the East. On the southern side of the Mendips is the historic City of Wells, England's smallest, with its ancient Cathedral.
The region is well served by excellent Inter City Rail Links and the M4/M5 links to the rest of the Country. Bristol Airport is located at Lulsgate about seven miles south-west from the centre of Bristol and approximately five miles to the west of Chew Magna.
