SITUATION
This plot of land is set in Birdswell Lane a no through road that leads from the centre of the village adjacent to the entrance to the parish church.
It is a picturesque village centred around its ancient village heart with many character homes with more modern development around the periphery. The dramatic North Devon coastline is within about a mile at the beautiful Watermouth Cove with Ilfracombe being a couple of miles to the west and Combe Martin a similar distance to the east. Barnstaple the ancient borough and administrative centre for North Devon is about 11 miles due south.
DESCRIPTION
The sale of this small parcel of land offers an individual the potential of some long term planning for the development of the site to a single dwelling. No formal planning application has been applied for or sought on the land in the last 20 years and it is felt that the site does have some potential for development particularly given the current governments attitude.
The plot has a frontage to the public highway of some 40 metres and it has a depth of 20 metres at its deepest point although the site is irregular in shape as will be seen on the attached identification plan. There are dwellings all around the site but those on the western boundary being on lower ground afford the site views over parts of the village to fields beyond and the coast to the north. There is a block built store shed to the northern end.
OVERAGE
There will be an overage clause included in the sale contract to the effect that the current seller will be entitled to a payment of 25% of the increase in value from the current sale price to the value of the site with planning consent for development. Copies of the overage clause will be available in due course.
