SITUATION
This attractive parcel of woodland is set towards the head of the valley above Watermouth Cove and Watermouth Castle, renowned landmarks on the North Devon coastline. The principal access is from the southern boundary where there is a gate onto the public highway which runs eastwards to Berrynarbor and westwards to Hele Bay, Ilfracombe.
DESCRIPTION
This attractive parcel of woodland is set just in from Watermouth Cove on the dramatic North Devon coastline approximately mid way between Ilfracombe and Combe Martin and on the outskirts of the picturesque village of Berrynarbor.
The woodlands are principally mature broadleaved trees parts of which appear to have been thinned at some stage. There is a spring running to a stream on the western boundary and to either side farmland with from parts of the eastern boundary, views over the fields away to the Bristol Channel and Hangman Hill to the east side of Combe Martin.
An adjoining property to the north has the right to draw water from the spring and stream but otherwise there are no rights of access through the woods. From the southern boundary there is a hardened track running down through the centre of the main block of 7.5 acres and as the track proceeds northwards the ownership of the woodland is to the west or lower side of the track which runs down to the back of Watermouth Castle and Watermouth Chalets. There is also a right of access that runs out on to the coastal Combe Martin to Ilfracombe Road at Watermouth Castle having passed through the chalet park.
The lands extend to approximately 10 acres.
