LOCATION
The land lies to the south of Barrow upon Soar (within the Parish of Mountsorrel). Access to the land is via a right of way to the south from the A6 along Betty Hensers Lane and also along the public towpath along the river adjacent to the land on the north side.
VIEWING
Viewing of the land may take place at any time during daylight hours by persons in possession of a copy of these sales particulars.
DESCRIPTION
The land itself comprises a block of pasture land lying within a ring fence and subdivided by broken hedges. The pasture land is undulating in parts and enjoys a long frontage to the River Soar.
The LLP ownership includes areas of the river bed as shown on the plan.
From the Defra Land Classification Map the land is understood to be Grade 4 and in the Soil Survey for England & Wales the soil is described as Fladbury 2 series.

UPLIFT AGREEMENT
The land is subject to an uplift agreement whereby 25% of any uplift arising from development (excluding agricultural buildings and equestrian purposes) is payable to the previous owner. The overage period is 80 years commencing in 2005.
LTD LAIBILITY PARTNERSHIP
In 2010/11 the LLP income (before management costs/expenses was approx. 4,500.00. This was generated from grazing licence fee, SFP and ELS grant income and letting of fishing rights. A copy of the 2010/11 accounts and Membership Agreement are available for inspection at the Selling Agent's offices by prior appointment.
