Description:

Commanding a stunning prospect over the unspoilt Tamar Valley, a splendid Listed Georgian house of spacious proportions set within beautiful gardens. Reception hall, drawing room, dining room, morning room, kitchen/breakfast room, library, utility/boot room, master bedroom, 7 further bedrooms (5 en suite), 2 family bathrooms, potential annexe, traditional outbuildings, landscaped gardens.

LOCATION
In a secluded setting at the end of a long (250 metre) tree lined drive (part of the drive shared with one other) the property is in a most convenient setting. The nearby riverside villages of Calstock and Gunnislake both provide for most day to day needs including a branch line railway station connecting with the main line at Plymouth. Calstock boatyard offers permanent moorings (subject to availability). The classic Westcountry market town of Tavistock with its notable boutiques and delicatessens lies within easy driving distance. The town of Saltash has a Waitrose store on it northern outskirts. In 2006 the Tamar Valley which is designated as an Area of Outstanding Natural Beauty was given World Heritage Status. An extensive array of wildlife habitats can be found in the steep gorges, meandering rivers, ancient woodlands and wetlands and the area is home to a number of rare plants, animals and birds. The scenic and beautiful rolling countryside of this area and its mild climate are favoured by horticulturalists and naturalists and the wide expanse of the Dartmoor National Park and glorious Cornish coastline provide boundless leisure opportunities. The City of Plymouth includes a large and thriving University and has a long and historic waterfront with many cafes, restaurants and antique shops centred around the cobbled Barbican quayside. Plymouth also boasts a mainline railway station (Plymouth to London Paddington 3 hours) and a cross channel ferryport with regular crossings to France and Northern Spain. There is excellent schooling in the area with Kelly College and Mount House at Tavistock and also Plymouth College.
HISTORICAL RECORD:
The first recorded evidence of a dwelling on the site of the current house was in 1298 with Edwardus de Sandock. Over the subsequent 700 years Sandhill House has been the residence of some notable historical figures. The current house was completed in 1790 by the Reverend John Russell, whose son bred the now famous breed of Jack Russell terriers. The house was also lived in by John Williams, founder the great mining, banking and horticulture family.
DESCRIPTION
Listed Grade II, Sandhill House is a classically Georgian property with domestic offices believed to have had much earlier origins and with a Regency addition on the southern end which opens onto a pleasant and sheltered south facing lawn. All of the principal reception rooms and bedrooms have stunning, far reaching views over the gardens and open fields across the River Tamar Valley to the foothills of Dartmoor beyond. Nearly all of the main reception rooms have high ceilings and tall sash windows providing a lovely, homely and light atmosphere, well suited to family living. The house still retains many of its original features including ornamental fireplaces, wooden shutters, panelled doors, architraves and coving. There is the potential to create an annexe by adapting the rooms and second staircase on the north wing. An episode of Flugel der Liebe (The Wings of Love) by Rosamunde Pilcher was filmed at Sandhill in the summer of 2010 by a German film crew, a testament to the architecture and intriguing setting of Sandhill.
THE GARDENS:
The long carriage drive is lined with mature beech, lime, yew and horse chestnut trees leading to a large and level gravel chipped parking area for many vehicles. The established and landscaped gardens are prolifically planted with a variety of mature trees and shrubs and also host a profusion of observable natural flora and fauna. A summerhouse/pavilion which is Moorish in design overlooks the enchanting water gardens, created by our client and inspired by the geometric and mathematical influences found in the cities of Southern Spain. The gardens and grounds extend to approximately 1.98 acres.
OUTBUILDINGS
Within the gardens there are two traditional outbuildings comprising a former piggery currently used as a store and a single storey barn previously used as a studio/games room and with potential for alternative uses, subject of course to achieving all the relevant consents
