Description:

A handsome, Grade II Listed Georgian house with seven bedrooms and a south facing aspect in the tiny village of Holme just five miles from Newark. In all the property and annex provide approximately 5,500 sq ft of internal living space.

A handsome and typically symmetrical Grade II Georgian house dated circa 1796 and now most sympathetically and carefully restored. The house provides two principal reception rooms, a fine first floor study or drawing room, six double bedrooms, en suite, family bathroom and wet room. There is a self contained annexe and in all the property stands in the grounds of one acre or thereabouts.
The three storey facade incorporates restored box sash windows and the house is surmounted by a hipped Welsh slated roof. There is a wonderful approach to the property through double gates and a circular drive with the house framed on both sides by mature, deciduous and coniferous trees.
The principal accommodation provides on the ground floor: a reception hall; dining room; drawing room; boot room; cloakroom; and living kitchen with dining area. The first floor provides: a large room with dual box sash windows providing a pleasant first floor sitting room or study. Also at this level there is Bedroom 1 with an en suite luxury bathroom; Bedroom 2 also with a front aspect. A landing with back staircase leads to two further bedrooms overlooking the walled patio and a bathroom. The second floor provides Bedrooms 5 and 6 and a luxuriously appointed wet room. The separate annexe consists of kitchen; bathroom; and bedroom/sitting room ideal for an elderly relative or teenager.

The village has a small population and is remarkably unspoilt in character and certainly steeped in history. St Giles' Church is described by Nikolaus Pevsner in his book The Buildings of England as one of the most remarkable churches in the County and the village is said to have been a Roman marching camp dating from the earliest years of the Roman Conquest.
The Hall was built in 1796 by the nephew of the former Archbishop of Canterbury, Thomas Secker. Lord Byron's mother was a close friend and the poet is believed to have been a regular visitor to The Hall.
The village which is linear in character follows a most scenic stretch of the River Trent with surrounding countryside. The village is approached by country lanes from the A1133 and also from Winthorpe village. There are no through roads and the village has only local traffic. Winthorpe is approximately one mile and here there is a good primary school and pub with restaurant facilities.
Communications are good in the area and the A1 access points are approximately three miles. There are rail services from Collingham to Lincoln, Newark and Nottingham. Fast East Coast railway trains are capable of journey times between Newark Northgate and London Kings Cross in just over 75 minutes.

The historic town of Newark provides excellent facilities centred around the Georgian Market Square and the 12th Century Castle and riverside areas. There is a Morrisons store, Marks and Spencer, Waitrose store and a new Asda store. The fascinating town also hosts many niche shops and boutiques.
