DESCRIPTION
Originally built as a mill house, this Grade II Listed property has had a long history utilising the adjacent leat to produce a myriad of products including serge, a double woven wool twill used for military clothing in the 18th century. Becoming a part of larger local estates, the surrounding land began to be used for farming and the house was extended several times to accommodate larger families and busier concerns. The house retains many period features to include multi-paned sash windows, wooden window shutters, exposed beams, exquisite granite work, exposed timber flooring, timber stair banisters and balustrades, arched pedestrian and carriage doorways, granite troughs, a cobbled yard and the open cart shed with a fine example of a restored ash house to the side. The reception accommodation offers a mixture of spacious drawing rooms, cosy snug and an open hall with a modern farmhouse kitchen providing all of the modern conveniences. The layout of the bedrooms echoes the recent past when Blackaller House was run as a hotel and B & B with a large master suite at one end, four double en suite bedrooms, a further double bedroom, reading area, utility room and a self-contained cottage with a sitting room, kitchen and double bedroom.
OUTSIDE
The enclave of Blackaller is accessed via a charming country lane, down a granite pillared entrance drive that leads to the yard, the house and the neighbouring properties. There are several distinct garden areas at Blackaller including an ancient allotment set across the lane, above the house, and currently planted as an orchard; the immediate gardens that surround the house on three sides with the vegetable beds discretely tucked away in a sun trap at the back of the house, an expansive and level lawn to the side and front of the house and a further area of lawn bordered by huge Gunnera plants on the banks of the leat and the River Bovey itself. A pathway winds from the manicured gardens through to the woodland that stretches to circa 3 acres, perfect for meandering through in every season and weather. The parking area at the front of the house allows room for several cars and leads to a 3-bay car port/oil tank store, the substantial stone workshop and the piggery and stables, now used as a studio, storage and greenhouse.

DIRECTIONAL NOTE
From the A38 northbound, take the Goodstone exit signed for the A383 and take the first left turn signposted for Widecombe. Continue for approximately 3.3 miles taking a right turn at Cold East Cross onto the B3387. Continue for approximately 1.5 miles, merging once, and turn right at the signpost for Hounds Tor and Manaton. Continue on this road for 3 miles, taking a right turn at Heatree Cross signed for Manaton and Becky Falls. Stay on this road, passing Langstone Cross, and follow signs for North Bovey for approximately 1.5 miles. After crossing a long stone bridge take a left hand turn at the T junction and follow the river on the left to Yard Hill/Bovey Bridge, where the sign for Blackaller can be seen directly in front of you.
From the A38 southbound, exit at the Drumbridges roundabout taking the fourth exit signposted for Bovey Tracey and Moretonhampstead. Proceed for approximately 7.4 miles and turn left opposite Wray Barton Manor. Continue for three-quarters of a mile taking a right turn at the T junction. Proceed for 1.5 miles taking the left hand turn at Hospit Cross. Continue just into the village of North Bovey, taking the first right turn at the small grass triangle. Continue down Yard Hill to Bovey Bridge where the entrance to Blackaller will be found on the right hand side.
