DIRECTIONS
From Crediton take the A377 towards Barnstaple for about 14 miles turning left at Eggesford over the level crossing. Continue for mile and turn right to Wembworthy up through the woods for approaching 2 miles. The entrance to Wembworthy Down is on the left hand side just before the village.
SITUATION & AMENITIES
Wembworthy Down lies in a beautiful south facing location about a half a mile down along a stone drive across fields. It is a short distance from the small village/hamlet of Wembworthy which has the popular Lymington Arms public house and restaurant. The village of Eggesford is about a mile and a half distant and has a railway station on the Tarka Line running between Barnstaple and Exeter.
Local services are available at the recently proclaimed 'best village in England to raise children', Winkleigh, which lies about two and a half miles to the south west. Winkleigh is a self contained village with primary school, post office, small range of shops and two public houses.
Chulmleigh is about four miles distant and is another pretty, serviced village which also includes Chulmleigh School which provides state schooling up to GCSE level. Further education is available at Queen Elizabeth's in Crediton, South Molton, Barnstaple or the private schools in the area including Shebbear College, West Buckland, Blundell's School at Tiverton or various in Exeter.
The city of Exeter itself is located about 23 miles to the south east and offers a full range of services and facilities as would be expected of the regional centre and university town. There is also a mainline railway link to London Paddington, access to the M5 and an international airport.
North Devon's regional centre, Barnstaple, lies to the north where access can also be gained to the rugged north Devon coastline and its beautiful beaches and walks.
The property is therefore well located for access to the various centres and amenities as well as being positioned between Dartmoor, Exmoor and North Devon, Cornwall and South Devon coasts.
GENERAL DESCRIPTION
Wembworthy Down Farm extends to about 53.61 acres. It occupies a particularly attractive south facing position with views over a private valley of pasture and woodland to the front.
It was originally part of a larger 'Earl of Portsmouth' farm with a range of traditional barns lying to the east, accessed by an offshoot of the drive, having been developed and sold away. Whilst these barns are relatively close they lie to the rear of the farmhouse and its privacy is protected by the topography, layout, stone walling, and also the roof of the house itself giving privacy to the south facing gardens and grounds.
The main house at Wembworthy Down is a substantial stone built 7 bedroom farmhouse which offers high quality spacious accommodation with slate flagstone floors, shuttered windows, open brick fireplaces, bread oven and exposed beams. To the end of the house is Rose Cottage, a two bedroom property with its own separate access drive, currently used as a holiday cottage and also enjoying the lovely far reaching views over the valley.
There is also a very unusual and appealing property known as 'The Linhay'. This single storey conversion lies at the rear of an old stone and slate barn and overlooks a private garden extending to over an acre. This property has consent for use as a residential dwelling and is available for sale separately from the main house but could also be purchased with the house and used as a holiday cottage as it is currently.
The remaining parts of Wembworthy Down are a run of south facing and level pasture land including a pond all serviced by a farm building which could be adapted to stabling if desired.
This substantial and impressive country property is available as a whole or in four lots as follows.
LOT 1: 15.74 ACRES
Farmhouse, Rose Cottage, gardens, paddocks and woodland:
Accessed by a stone entrance drive leading off Wembworthy Down lane in a lovely rural situation with views. The drive leads to a car parking and turning area near the main house which itself is built with stone elevations under a slate roof and enjoys a delightful southerly aspect. New sash windows have recently been installed and the house offers impressive and spacious high quality accommodation with a wealth of fine features including slate flagstone floors, shuttered windows, open brick fireplaces, bread oven and extensive exposed beams.
At the front is the entrance porch with coat of arms over. Leading via the glazed front door into the entrance hall with flagstone floor and stairs to the first floor. The floor plans illustrate the layout of the accommodation and the impressive size of the rooms as well as the number of windows providing plentiful natural light.
At the southerly end of the house is the large kitchen with flagstone floor, four oven AGA, Belfast sink, slate work surface, downlighters , exposed ceiling beams, a dual aspect providing much light and door to courtyard/herb garden. There is also a door to a walk in larder and the kitchen opens into the breakfast/living room which has french doors to the south facing level lawn, fireplace with wood burning stove and enclosed rear stairwell to first floor. These two spacious rooms together undoubtedly form the hub of the house.
The separate dining room has a southerly aspect and is a wonderful large room for entertaining, again with slate flagstone floors and an ornate fireplace with fitted cupboards to each side. The sitting room is position quietly to the other side of the hall and has a dual aspect as well as a fireplace with wood burner and fitted cupboards either side. Along the rear of the house is a good size study as well as a large utility with cloakroom and door to outside.
On the first floor there are 7 bedrooms and 3 bathrooms. Along the south facing front of the property are five principle double bedrooms all enjoying the views over the private valley.
Immediately outside the house is a level lawn area with steps down to a large terrace which currently features a grass tennis court partly sheltered by a lovely copper beech. To the end of the tennis court is an herbaceous border including a duck pond.
ROSE COTTAGE
Comprises a most attractive two bedroom stone and slate cottage adjoining the eastern end of the main farmhouse, enjoying separate access, with area of hard standing and private garden to one side.
Rose cottage is currently let as a holiday cottage, although has full residential permission. The cottage is presented to a high standard and offers accommodation including a fully fitted kitchen with adjoining breakfast room, steps down to delightful private sitting room with exposed beams, door to garden and wood burner.
A curved stone stairway leads to the first floor with two good-sized double bedrooms and separate family bathroom.
The house and gardens all overlook the paddocks which run down the valley to the stream at the bottom. The land also includes about 3 acres of woodland giving further amenity.
