In the heart of Gascony, in the Gers, with shops only 5 mins in each

This is a very beautiful property full of character. Facing due south,
built on a high position overlooking its own land with magnificent views,
practically 360 degrees, including views of the Pyrenees. Accessed from a
road via its original zigzaging drive of 700 m, bordered by old oaks, all in
parkland. From its promontory, the Chateau can view the whole 20 hectares
of agricultural and forest land ( possibility to purchase 100 ha for 450 000 which make up the estate), with a background of the snow capped Pyrenees mountains.
The Chateau, mostly dating from major renovations in 1830, is flanked by its 2 towers. Complete restoration, has been lovingly and sympathetically
carried out during recent years, with a mind to keeping and restoring
original features. It has managed to keep the feeling of a chateau of age
but with the added advantages of modern technology - double-glazed windows, oil-fired central heating, new plumbing, drainage, and electrical system with alarm. As well as a public water supply, the Chateau boasts its own spring water supply for the garden.
The Chateau has two storeys each of about 400-m2 gross floor areas.
Entering through an arched door into a central hall with original floor
tiles, there is a large arch with original mouldings giving way to a view of
the oak staircase From the East tower, extends a building known as the
'chai,' formerly a wine store. The chateau is separated from the farm
complex with its buildings of about 400 m2, which could be converted into
stables, caretaker's house etc.
The principal bedroom has an en-suite dressing room, shower room, and
bathroom opening onto it's own terrace overlooking the garden. The other 6
bedrooms, all with en-suite bathrooms, have either a bath with shower or a
bath with separate shower. There is also a downstairs bathroom and a
separate cloakroom. All rooms renovated to a very high standard.
The large kitchen, 5 x 7 m2, formerly 'Le Grand Salon' with all its
original ceiling mouldings, under floor heating, granite work tops and
island unit, gives access onto a covered East facing terrace, which in turn
leads to the beautiful garden with its pergola and abundant 17/18th century
roses, flowering bushes and 7 x 14 m2 heated pool. The kitchen also has
access to a south-facing terrace which makes eating 'al fresco' a joy, on
warm summer evenings.
'Le Petit Salon' with it's own fire place and 'Le Salon Mosaic,' with a
mosaic floor, both have ceiling heights of 4,50m, and face south onto the
terrace with the views of mountains and parkland. Each room also retains
its original mouldings as does 'Le petit' Bureau.'
The dining room is in the oldest part of the Chateau, with its individual
ancient atmosphere and its fireplace still in use. Through from the dining
room still in the oldest part of the Chateau, is a small kitchen, to
accommodate the dining room, a beautiful large south/west facing room,
presently used as 'Le grand bureau,' a large store room with floor to
ceiling cupboards and a 'Tasting room' - ideal accommodation for young
children, or teenagers.
