Description

Lower Thurlibeer is arguably one of the finest and most sympathetic barn conversions in the area, offering in excess of 4100 sq. ft. of versatile accommodation and can be found in a private and tranquil location with stunning coast and country views over the Atlantic.

The historic farm buildings were converted in 2006 and thus, the barn benefits from the balance of the architect's certificate. Circa 9 acres of the most idyllic stream bordered land and a selection of other outbuildings and barns with further development potential.

The barn has been restored to an exceptional standard using traditional and modern building techniques. Stonewalls have been re-pointed using a lime mortar and the roof has been covered with a reclaimed 'Delabole' slate. Handmade hardwood double glazed windows and doors are consistent throughout as is the use of 'Lindab' galvanized gutters and downpipes.

Central heating and hot water is via a state of the art and economical 'Binder' wood chip boiler and three solar panels, with underfloor heating throughout the ground floor and a pressurised hot and cold water system.

Once inside the attention to detail continues. The majority of rooms benefit from exposed feature stonewalls, slate flag stone floors or oak flooring throughout the ground floor. The 'Wow' factor really hits you with the many vaulted ceilings and exposed timber 'A-frames' and the stunning vistas in the Westerly direction.

The barn is arranged in three wings; North, Central and South barn. It can be used as one principle residence that would offer; 7 bedrooms, 5 bath / shower rooms, 4 receptions rooms and 3 kitchens. Alternatively it can easily be arranged to offer three self contained barns that would be; 1, 2 and 4 bedrooms, thus offering scope for letting income, guest accommodation, dependent relative, etc.

All of this lies within 3 miles of the rugged North Cornish coastline and stunning surfing beaches of Bude and Widemouth Bay. So if you want your own Estate in Cornwall with ultimate privacy or create a letting income, then Lower Thurlibeer is a must to view!!!

Guide
Location and Directions
The unique appeal of Cornwall comes from its beautiful landscapes and its dramatic coastline, with the north coast of Cornwall providing some of the most spectacular and rugged scenery where the Atlantic Ocean meets high cliffs, hidden coves and sandy beaches. Lower Thurlibeer is situated at the end of a 'no through lane' and is surrounded by open countryside. The Barn faces east across the courtyard, with the more private south and westerly aspects enjoying the best of the views over the rear gardens, paddock and across the valley towards Bude, High Cliff and the Atlantic in the distance.

From Bude proceed along the A39, upon reaching Stratton turn right along the A3072 (towards Holsworthy), continue through and out of Stratton for a further 1.5 miles, passing Brooks Garden centre. As you ascend the hill and round a series of bends there is a turning on the right next to 'Thurlibeer house'. Turn right down this lane and Lower Thurlibeer will be found at the end of this no through lane.
