Description:

A handsome Grade II Listed country residence of great character with 3 tastefully converted holiday cottages and 1st class surrounding land within a ring fence, extending to approximately 26 acres, in all, situated in a private rural location in the heart of unspoilt countryside.

GENERAL REMARKS
Hampton House is a handsome Grade II Listed country residence, believed to have been constructed in the 1830's by the Topham family, famous for their ownership of Aintree racecourse. The house has been carefully restored and now provides well proportioned accommodation over three floors with super views over the gardens, land and open countryside beyond.
The internal accommodation, which was greatly improved by the current vendors some sixteen years ago, or so, boasts a number of original features and comprises, a ground floor Lounge, Sitting Room, Dining Room, Pantry, Kitchen/Breakfast Room, Storage Room, Rear Entrance Porch, Utility/Boiler Room, Cloakroom and Games Room/Office together with three First Floor Bedrooms and a Family Bathroom. There are three further bedrooms on the Second Floor and a further Bathroom.

THE GARDENS
The property is approached through high level wrought iron gates, formerly the entrance gates at Wolverhampton racecourse, by an impressive private tree lined drive which leads to a spacious gravelled parking and manoeuvring area directly to the front of the house. Stone steps lead down to an extensive formal lawned front garden which has a central ornamental rectangular fish pond and various areas of box hedging to one side.
The lawned gardens continue to the side of the house and have various maturing borders with a variety of plants, shrubs and trees. There is a large pool stocked with a variety of fish including Tench, Carp etc.
The gardens are a super feature of the property and provide a wonderful setting for outdoor entertaining, as they have lovely views over the surrounding countryside.

THE OUTBUILDINGS
To the rear of the house is a cobbled courtyard, fronted by the original farm buildings which have now been converted in to three self-contained holiday cottages. The cottages range from two to four bedroomed accommodation and would be ideal for holiday lets with a minimal amount of input from the new vendors.
There are a number of period outbuildings including an attractive stable block, which fronts the cobbled courtyard and provides three stables, tack room and fodder storage area. There are two young stock rearing pens which are, also, currently used for stabling.
The modern farmbuildings front the land and include a stock shed/fodder barn and a lean-to machinery storage shed.
To one side of the holiday cottages is an outdoor swimming pool which is approximately 3 feet in depth, at the shallow-end and approximately 7 feet in depth at the deep-end. There is an oil fired water heating system and a separate water filtration system, however, the swimming pool has not been used in the past 10 years, or so, and, therefore, may require some remedial work.

THE LAND
The land is a major feature of Hampton House and lies within a ring fence, currently retained in seven enclosures of permanent pasture extending, in all, to just over 22 acres, or thereabouts. The land is ideal for the grazing of all kinds of livestock, if required, particularly horses. It should, therefore, be noted by those with equestrian interests.
The sale of Hampton House does, therefore, provide an extremely rare opportunity to acquire such a handsome period country house with lovely surrounding gardens and grounds and an extensive and most useful range of outbuildings all situated in this idyllic rural location.

SITUATION
Hampton House is situated at the end of an attractive tree lined drive in a most unspoilt and private rural location just outside the well known North Shropshire village of Welshampton. Welshampton is extremely popular and has useful local amenities to include a Parish Church, Primary School and thriving Village Hall. The nearby North Shropshire Lakeland town of Ellesmere (4 miles) has an excellent range of local shopping, recreational and educational facilities. The larger centres, also, of Shrewsbury (18 miles), Whitchurch (10 miles) and Chester (25 miles) are, also, within easy motoring distance all of which have a more comprehensive range of amenities of all kinds.
THE DIRECTIONS
From Ellesmere proceed south on the A495/A528 in the direction of Shrewsbury. Bear left, on to the A495, in the direction of Whitchurch and proceed to the village of Welshampton. On reaching Welshampton take the first turning left, signposted 'Stocks' and then take the first turning right (unsigned). Proceed for approximately 150 yards and the driveway to Hampton House will be located on your left hand side.
