SITUATION
The main residence at Bickington Barton sits in gloriously colourful formal gardens, surrounded by bountiful orchards and a stable/farmyard of substantial stone barns, all nestled within a total of 10 acres of fine grazing paddocks. The Barton is located down a quiet country lane, close to the picturesque and popular village of Bickington, with its highly regarded church, fantastic views to Dartmoor and its easy access to the A38 Devon Expressway, providing speedy communications to Exeter and Plymouth. The bustling towns of Newton Abbot, Ashburton and Bovey Tracey are also close by providing a wide array of amenities to include shopping, schools, recreation and sporting facilities, as well as all the activities Dartmoor has to offer. There are several noted golf courses in the area and a main line rail station at Newton Abbot, only five miles distant.
DESCRIPTION
We understand the Grade II Listed Bickington Barton dates from the 16th century with a substantial Georgian alteration forming the grand facade of the house. The property retains a wealth of period features to include oak plank-and-muntin screening, parquet flooring, wide granite fireplaces, exposed oak beams and lintels and an original stone flagged floor under the carpeting in the dining hall. Whilst enjoying period character, the property has all of the modern conveniences and allows plenty of space for modern family living. Besides the generous one bedroom annexe with separate entrance, the Grain Barn and the Hay Barn have full planning permission for conversion into separate dwellings. This stunning home provides plenty of opportunities for families looking for multi-generational living and/or future income potential.
ACCOMMODATION
The front part of the house has spacious reception accommodation to include an elegant drawing room with inset wood burner, a grand entrance hall, also with wood burner, and a large but cosy snug, all overlooking the formal walled gardens at the front of the house. To the rear of the house are the wide dining hall with the kitchens and utility and storage rooms flanking either side. The first floor accommodation features a large master bedroom with jack-and-jill shower room and separate box room, which could easily be incorporated into a spacious master suite. Three further double bedrooms, a study/single bedroom and the large family bathroom finish the first floor. Stairs lead up from the long landing to the annexe with its own full bathroom, reception room, a double bedroom and separate entrance.
OUTBUILDINGS
The outbuildings at Bickington Barton are made up of the two-storey stable/workshop block with games room over, a charming run of pigsties, a spacious double garage, the hay barn, the grain barn and the substantial greenhouse to the side of the main residence.
The stable block has four loose boxes with two tack and feed stores and a large workshop with stairs leading to the lofty games/storage room above, measuring an enormous 73 x 18! The garage allows ample for 2 cars, plus an additional area currently used as an enclosed poultry house. The piggery is full of character, can provide useful space for garden implements, wood storage and even room to house pigs, if needed. There is a separate pump house with the water filtration system for the swimming pool.
BARNS WITH PLANNING PERMISSION
The Hay Barn is currently a double-height, open barn with a large hayloft door on the first floor and two stores to one side. Planning permission has been granted for the creation of a three bedroom dwelling. The Grain Barn has permission granted for a two bedroom dwelling. It is smaller than the Hay Barn and has two stores, one being an interesting lean-to on the side and the corner, and both barns open out into the old orchard. The planning permission for the conversion of both buildings can be found at http://gis.teignbridge.gov.uk/TeignbridgePlanningOnline/Search.aspx under Ref: 09/03150/COU and 09/03152/LBC.
OUTSIDE
The extent of the gardens and grounds at the Barton extend to approximately 10 acres and include the formal gardens, two orchards, several vegetable patches, a chicken run, well fenced paddocks and beautiful lawns and gardens surrounding the main residence. The equestrian/agricultural land, and also the Hay and Grain Barns, can be accessed via a separate entrance with a long concrete drive, already in situ. The formal gardens at Bickington Barton are made up of wide lawns with deep beds, overflowing with specimen flowering plants, shrubs and mature trees. Aside from the fruit and ornamental trees, Roses, Montbretia and Magnolia abound ....
