SITUATION
Buttercombe House is tucked away just below the village green, behind a large stone wall that made up the facade of the old farmhouse. East Ogwell has excellent amenities including public house, church and village hall. There are two very good primary schools nearby together with a wide choice of comprehensive, grammar and private schools, all within easy reach. The market town of Newton Abbot offers a comprehensive range of facilities including shopping, banking, medical and a mainline railway station with links to London Paddington via a 2.5 hour commute. The Elizabethan market town of Totnes is 7 miles away and the bustling resort of Torbay lies some 6 miles to the south. Access to the motorway network is either from the A380 at Newton Abbot or the A38, which lies to the north.
DESCRIPTION
Buttercombe House and The Granary are actually converted stone barns that replaced the farmhouse after it was completely destroyed when sparks from a passing traction engine set fire to its thatched roof at 2am in April, 1929. The spacious accommodation has been laid out to maintain the original character and individuality, but with consideration for all the modern conveniences. The surrounding grounds stretch to almost 3 acres of formal gardens and paddocks a rarity for a house set in the middle of a village.
ACCOMMODATION
A multi-paned glazed door leads from the front drive into the porch. A timber stable door leads into the entrance hall with period harlequin tiled flooring and timber doors off to the sitting room, utility room and into the kitchen. A period timber staircase rises to the first floor above. The spacious sitting room overlooks the elegant front gardens and out over the rear garden to the post-and-railed paddock beyond and has an open fire with brick surround. The conservatory, home to magnificent 60-year-old geraniums covering the character stone walls, leads to the front garden and into the conservatory of The Granary. The utility room has period timber wainscoting, tiled work surfaces, a Belfast sink with period brass fitments, space for washer/dryer, the central heating boiler and the door to the cloakroom with period high level WC and window overlooking the rear of the property. The kitchen, refurbished in recent years has built-in timber cupboards, modern floor and wall units, space for a dishwasher, a 1 sink unit and a four oven oil fired Aga. Doors lead to the useful larder, out to the rear garden and the front driveway and a staircase rises from the kitchen up to bedroom 4. From the entrance hall, carpeted stairs rise to the first floor landing with doors off to all bedrooms and the two family bathrooms. Bedroom 1 is south/west facing and has wonderful views over the formal gardens, roof tops of the village and out to Dartmoor beyond. Bedroom 2 is west facing and is next door to the family bathroom with a window overlooking the rear garden, built-in panel bath, toilet, bidet and wash hand basin. The family shower room is fitted with shower cubicle, wash hand basin and window overlooking the rear of the property, with a separate WC next door and a large airing cupboard on the landing. Bedrooms 3 and 4 overlook the front gardens, have a Jack-and-Jill washroom and a further door in Bedroom 4 leads to a stairway back down to the kitchen.
THE GRANARY
A partially glazed door leads into the conservatory enclosing stone steps up to the first floor and a further partially glazed timber door into the sitting room. The sitting room overlooks the rear garden and paddocks and steps lead up into the kitchen with fitted base and wall units, stainless steel sink, electric hob, oven and has space for a refrigerator. Stone stairs rise to the first floor sitting area and into the hallway. The office/dressing room has a further door into the bathroom with panelled bath with tiled surround, toilet and pedestal wash hand basin. A double bedroom overlooks the front of the property. The Granary is supplied with mains electric, mains water, mains drainage and electric night storage heating throughout.
OUTSIDE
The front garden is laid mainly to lawn with specimen trees, shrubs and climbers adorning the house and the stone walls surrounding the property. There are several patios and pathways weave through disused buildings to find charming secluded areas of lawn and garden. Through an arbour next to the garage, a pathway leads to a prolific orchard and vegetable patch. The rear garden is laid mainly to lawn with mature flowerbeds and shrubs and leads to the paddock and the smaller stone barn currently used as a workshop and a poultry store. The paddock is mainly level for fine grazing and benefits from a gate out onto the common green with rights of access. This land is well fenced for stock and is supplied with mains water.
