Description:
A spacious and well appointed Victorian house with architect designed barn conversion set in bountiful, walled gardens. 5 double bedrooms, generous living areas, farmhouse kitchen, separate converted barn with study, central village location, walled gardens w/ veg plot, workshop & greenhouse, off street parking.
SITUATION
The bespoke timber gates to Rosecote House sit down a quiet lane, just off Main Street in the middle of Broadhempston village. The house has stone walls that enclose the gardens on three sides making it especially private, yet the well-regarded Coppa Dolla public house is less than two minutes walk. All of the other amenities in this popular village including another public house, primary school, church, playing fields, post office and community-owned shop, caf and library are only five minutes walk. Further amenities and communications can be found in nearby Totnes some ten minutes drive away and via the A38 Devon Expressway to the cities of Exeter and Plymouth. Mainline rail facilities can be found in Totnes and Newton Abbot with regular connections to London Paddington.
DESCRIPTION
This large Victorian family house has been brought gracefully into the 21st century with a generous sized oak framed porch and an imaginative, beautifully finished converted barn. The reception rooms are open and welcoming, and the house lends itself perfectly to large gatherings of family and friends. All 5 bedrooms are light and spacious and have period features such as sash windows and Victorian fireplaces.
ACCOMMODATION
The oak and glass porch has double doors leading to the entrance hall. The hall has exposed pine floorboards and doors leading to the kitchen, utility, family room, sitting room and a carpeted staircase.
KITCHEN
The kitchen also features wooden floors, stylish wooden painted units with beech and granite work surfaces, a double butler sink, windows to the side and front and an inset Rangemaster 5-burner LPG hob and electric oven.
UTILITY ROOM
The utility room has a quarry tiled floor, matching base and wall units with granite work surfaces, a butlers sink, a window over the garden, space and plumbing for appliances and a door to the butler's closet with panelled bath, butler's sink and high level WC.
SUN ROOM
The sun room features a wood burning stove on a slate hearth, windows overlooking flower beds, a door to the garden and high vaulted ceiling.
FAMILY ROOM
The family room has engineered timber flooring, a large hearth that once housed a kitchen range and glazed double doors out to the garden.
SITTING ROOM
The very spacious sitting room has windows and doors over the garden, a built-in Charnwood wood burner on a marble hearth and a large under-stairs cupboard.
FIRST FLOOR
On the first floor, the master bedroom has rural views, a sizeable walk-in wardrobe and an en-suite shower room with corner cubicle, high level WC, pedestal washbasin and a window.
Bedrooms 2, 3 and 4 are all doubles, featuring some period-style fireplaces, and have pleasant views over the gardens and the village.
The large family bathroom has mahogany-coloured reclaimed pine floorboards, a shower cubicle with thermostatic shower, a claw foot bath, a high level WC, a period style washbasin, feature fireplace, a shelved airing cupboard, window over the garden and a large hatch to the loft.
SECOND FLOOR
The second floor bedroom has a built-in wardrobe and access to eaves storage, a high level window with fantastic southwesterly views of the village, its orchards, fields and Dartmoor National Park beyond. It is also equipped with an en-suite with corner shower cubicle, WC, washbasin and a Velux roof light over the rear of the property.
THE BARN
A solid oak door opens into a world of architectural marvels:
- A large granite lintel above the entrance to the open plan living space
- A curvilinear kitchen and wet room
- Unique high-level 'under-eaves' windows
- A circular roof light sitting amidst oak joists and wrought iron trusses in the bedroom
The attention to detail continues with the fittings, which include an antique Nyborg Jern wood burner on a slate hearth, a circular kitchen sink, a two-burner gas hob with extractor fan, down lighters, the shower room with corner pedestal wash basin, corner WC, modern electric shower, artful mosaic tiling and a large Velux window. Outside there are two additional storerooms.
An external oak staircase leads to a balconied sitting area outside the beautiful, vaulted Study, which has a curved green oak frame and an exquisitely crafted elm desk with bookshelves above.
OUTSIDE
As mentioned before, the property lies within walled gardens with beautiful double timber gates leading onto a wide gravel drive with stone walkways to the house and the barn and steps to the small orchard. To the rear of the house is a secluded lawn, fruit trees and flower borders with stone steps and a solid oak archway leading to timber raised vegetable beds and a substantial timber and brick greenhouse and workshop
