Upper Hazle is situated in an elevated position mid way between Ledbury and Hereford overlooking the rolling countryside of beautiful north east Herefordshire. Ledbury (6 miles) is famous for its medieval town centre with an excellent range of local shops and services including a cottage hospital, whilst Hereford (9 miles) has all the expected amenities of an important County town. Of particular local importance is the number of good private schools in Colwall and Malvern as well as Hereford Cathedral School.
Communications are excellent. The M50/M5 is within fifteen minutes drive providing fast access north to Birmingham and south to the M4 and Bristol whilst the A449 is a good road to Great Malvern and Worcester. Ledbury has regular train services to Hereford, Worcester and Birmingham and there on to London. There are international airports at Birmingham and Bristol.
This area of Herefordshire is much sought after for its recreational opportunities. These include golf courses at Hereford, Malvern and Dymock; racecourses at Hereford, Worcester and Cheltenham; there is an excellent theatre and Concert Hall in Malvern; and the area has a multitude of glorious walks and rides through the surrounding countryside.
UPPER HAZLE
Upper Hazle is a little known gem of a farmhouse situated at the end of a very quiet lane on the northern edge of Marcle Hill. It has been part of the Aldersend Estate for a considerable time and is only now being released to the market.
Upper Hazle is at its core an 18th Century Herefordshire farmhouse with an earlier part-timbered elevation and an 19th Century addition. Built principally of red brick with stone elevations beneath a slate and tiled roof, it is approached from the lane to a stone and gravel drive around a central lawn sweep and entered through a part glazed front door beneath a small porch into the hall.
Internally there is a combination of period and more recent features as expected of a house which has been tenanted for many years.
The reception rooms are well proportioned with the drawing room having exposed beams, a stone fireplace with hearth, picture and dado rails and panelled doors to a utility room which was clearly once a large reception room with sprung floor, but now has an office built into it. The sitting room has a large stone feature fireplace and opens into the Kitchen with a slate floor, rear staircase and door to outside.
The front stairs lead up to a large landing with doors off to the four main bedrooms and two bathrooms and a back staircase to the kitchen. On the second floor is a large landing with two further bedrooms.
GARDENS
The gardens are on three sides of the house. To the front and beyond the central lawn with a Willow tree is another area of lawn with cherry trees, Silver Birch and a large Scots Pine with a mature hedge beyond. To the south of the house are banks dotted with various mature shrubs and trees whilst to the rear is a large terrace with a row of Coniferous trees beyond and kitchen garden above.
PERIOD BUILDINGS
Adjacent to the parking area are a pair of Oast Houses with an adjoining stone Outbuilding. There is obviously enormous scope for conversion, subject to planning, which also applies to the substantial stone and block Barn at the far end of the farmyard. This is attached to a range of agricultural buildings on a concrete base and Dutch Barn enclosed by block and corrugated walls. It is envisioned that a potential buyer would wish to demolish these in order to maximise the land and the astonishing views. Closer to the land is a 3 Bay Dutch barn.
