Description:

A delightful farmhouse and stone barns set in gardens and paddocks in the Dartmoor National Park. Additional Barn with planning permission also available.

SITUATION
Lower Lutton Farmhouse is gloriously situated on the outskirts of the village of South Brent. Lutton is a small farming hamlet of farmhouses, cottages and a country house and is a particularly desirable location. The property is located in the Dartmoor National Park with access to open moorland - some of the finest riding in the county. The village of South Brent, approximately a mile to the south, offers a comprehensive range of village amenities including school, shops, health centre, pubs, bank and post office etc. The A38 is very easily accessible with speedy access to the cathedral city of Exeter, the maritime port of Plymouth and the rest of the country beyond. Mainline rail links allow access to London in around three hours and are available from Totnes. There is a regional airport at Exeter with flights to UK destinations, the continent and beyond.
DESCRIPTION
Lower Lutton Farmhouse and barn are offered for sale as a whole or separately. The farmhouse itself is a traditional two-storey dwelling constructed principally of stone under slate and provides very comfortable family accommodation. The property has been renovated in the past, but would potentially benefit from additional renovation and modernisations. The house enjoys bountiful gardens with paddock beyond, whilst to the rear there is a glorious courtyard with adjoining stone buildings. Lot 2 is an adjoining barn, which has consent for conversion to a single dwelling with its own garden.
OUTSIDE
The entrance from the highway is to a concrete and cobbled yard, flanked by characterful barns, leading to the farmhouse at the top. Although entered through the yard in recent years, the main entrance to the house is through a gate, across a concreted patio leading to glazed conservatory, adjacent to the historical drive across the paddock. The grounds have been cordoned to create several distinct areas, including an enclosed former kitchen garden/orchard, bordered lawns which lie to the south of the house and the gently sloping pasture paddock of approximately 2.865 Acres with direct road access, ideal for equestrian use.
ACCOMMODATION
The front entrance is through a conservatory, leading through half glazed door to small hallway with stairs leading off. Lounge with under stairs storage, open fireplace with canopy and slate hearth, additional shelving, window seating. In addition, there is a principal sitting room, which has a magnificent fireplace with many granite features, inset wood burning stove and granite hearth, pine panelling and storage shelving. A step down leads to the farmhouse kitchen with built-in bench seating, an open fireplace with built-in oil fired Stanley for cooking and domestic hot water. An archway leads through to the scullery with built-in range of storage units, sink unit and electric cooker point. Beyond, is a range of further domestic rooms including pantry, utility, separate WC and former dairy. Upstairs, the first floor landing leads to a range of four bedrooms across the front elevation, an additional bedroom at the back and two bathrooms.
BARN 1
Adjoins the farmhouse and enjoys planning consent for conversion to a single dwelling with access and gardens independent from the main house. Accommodation is on the ground and first floors. This barn adjoins the house and a further barn, which is in third party ownership. The current stairs lead to the first floor with exposed beams and a door out to the garden, which is currently untended, but with a mature willow tree and parking direct from the highway. Planning Permission: The planning permission for the conversion of this building can be found at http://www.dartmoor-npa.gov.uk/planning/pl-devcontrol/pl-planning-application/application_register under Ref: 0399/00.
BARN 2
A stone two-storey former Granary Barn with granite steps to first floor and open garage with additional storage.
BARN 3
A spacious tractor shed and storage.
OUTBUILDINGS
A traditional stock building, previously used as the stables and tack room, built of stone with brick quoins under a slate roof. A single storey stone building. Block and corrugated storage shed.
SERVICES
Mains electricity. Private drainage. Mains water. Oil-fired heating from Stanley.
