Description:

Standing amidst established grounds of 1.3 acres, a handsome and beautifully proportioned south facing Grade II listed former Rectory with far reaching views to the sea. 3 Reception rooms, kitchen, utility, 2 studies, 5 bedrooms (1 en suite), bathroom. Cellar. Double garage. Outbuilding. Mature gardens and grounds.

SITUATION
Commanding far reaching southerly views to the sea, The Old Rectory nestles amidst mature established gardens and grounds of around 1.3 acres on the very edge of this popular village.

Designated an Area of Outstanding Natural Beauty, the Penwith Peninsular remains largely unspoilt with a stunning landscape of rugged cliffs, steeply wooded valleys, small rocky fishing coves and truly wonderful sandy beaches.

St Buryan stands at the heart of this beautiful area within a short distance of the south coast and a number of picturesque coves including Porthcurno (3 miles) and Lamorna (2 miles). Slightly further afield is the splendour of Lands Ends (5 miles) and the magnificent surfing beach at Sennen Cove. This area of West Cornwall is also renowned for its rich cultural heritage with local attractions including the cliff top Minack Theatre at Porthcurno, various local galleries in Penzance and the Tate Gallery at St Ives.

The village itself offers a range of local amenities including primary school, general store, post office, church and public house whilst the harbour town of Penzance forms the main commercial centre for the Lands End Peninsula with a main line railway station linking with London Paddington.
DESCRIPTION
Constructed in 1866 under the Rectorship of The Reverend Canon Coulson, the property is believed to have been designed by James Piers St Aubyn who was notably associated with ecclesiastical architecture, designing churches, rectories and parsonages as well as rebuilding churches. The property was sold by The Church Commissioners in 1970 into private ownership with the current vendors acquiring the property in 1998.

This handsome Grade II listed residence was designed with considerable integrity in a simple Gothic style with classic and particularly well preserved granite elevations under a natural slate roof. The property offers elegantly proportioned family accommodation that retains a number of original features both within the principal accommodation and the former servants quarters. The two bay-fronted main reception rooms overlook the lawn whilst on the first floor, three of the five bedrooms enjoy similar views over the grounds to the sea in the distance.

Approached over an attractive tree-lined driveway, there is parking to the side and rear together with garaging. Stretching away to the south are manicured lawned gardens with lightly wooded areas adjacent and a small paddock. To the rear are secluded shingled seating areas and a rear courtyard with outbuildings and well.

In all, the availability of The Old Rectory represents a wonderful opportunity to acquire one of the area's finest private residences, an impressive and well preserved property, that retains an air of elegance with comfortable well proportioned accommodation.
