Specification Notes from the Project Manager
The house heating is of the Under Floor type powered by an Air Heat Pump with a capacity twice the anticipated requirement. For greatest efficiency, the domestic hot water is provided by a separate air heat pump contained in the 250 gallon tank with an electric immersion element as a backup. The under floor heating pipe work on both the ground and first floors is contained within a 60mm anhydrite screed, giving extra solidity, sound proofing and an excellent heat dissipation. Thermostats and timers allow both the temperature and the timing for each room being set independently.

Heat recovery ventilation is installed giving an estimated 95% retention of heat from exhausted air. In Summer, there is a facility to use the cool air from the domestic water heat pump to cool the incoming air. This is not full air conditioning as can be found in a car, but will be sufficient to improve the air quality considerably on hot days. Stale air is continually extracted from the bath/shower rooms, toilets and kitchen with occupancy detectors concentrating the extraction when that room is in use. Mildly heated (approx 55C) towel rails are situated in all the shower/bath rooms and obtain heat from either the main UFH system or the Hot Water tank coil, so are available all year round.

There is a central vacuum system allowing the vacuum cleaning of the entire house to be carried out simply by plugging in a hose to one of the four points (one of them in the roof space).

There are television and computer/data points in most rooms and all the bedrooms. The lounge, family room and kitchen ceilings are also wired for an audio system within the ceilings. No speakers are in place as not everyone likes this type of layout, but the precise locations are noted for ease of access.
Specification Notes from the Project Manager
Four day - night video cameras are installed at each corner, as are flood lights. The security alarm system covers all ground floor house entry doors, with movement detectors (which can be disabled if animals are left in the building) in all ground floor rooms. All windows are key locked and all exit doors are multi locking bolt operated.

The roof space is quite low (necessary to observe planning permission maximum building height requirements). The central section is boarded and amply lit. The access ladder is of easy operation.
