SITUATION
The Cider House is situated in a delightful setting in the hamlet of Raddon on the fringes of the Mid Devon village of Thorverton. Raddon is mentioned in the Domesday book. Thorverton, situated almost centrally between the ancient market towns of Crediton (7 miles) and Tiverton (8 miles), is a large and ancient village with much interesting architecture. Situated in the Exe Valley, well known for its unspoilt and beautiful countryside, and yet only 6 miles from the cathedral and university city of Exeter which has an extensive range of facilities befitting a centre of its importance including excellent dining, shopping, theatre and recreational pursuits.

In the village there is a church, chapel, shop, post office, pre and primary schools, two pubs and a farm shop nearby. There is an active community including a cricket club and a football team.

There is access to the M5 motorway at junctions 29 and 30 whilst there are railway stations on both the London Paddington and Waterloo lines at Exeter. Exeter International Airport lies about 4 miles to the east of the city.

To the north of Thorverton is the market town of Tiverton, which has a further range of day-to-day facilities, as well as Blundells School. The property lies within the concessionary catchment area. There is a further range of private schools in Exeter.

Beyond Tiverton is junction 27 of the M5 Motorway where also is situated Tiverton Parkway station on the Paddington line.
THE HOUSE
The Cider House, we believe, dates back to the 1770s and is a former farm building which was converted in the 1980s. It is of cob and locally quarried Thorverton stone. It now provides an impressive characterful home with a wealth of charm throughout and offers flexible accommodation. Features include exposed wooden beams, a 26 reception room complete with a large stone fireplace with a Glaisdale wood burning stove. As so typical of a property of its age and nature it enjoys an abundance of character features including many solid oak doors.

A converted shippon is attached to The Cider House. This accommodation could provide a 1-bed self-contained annexe, ideal for letting or indeed for independent living for an older family member, or remain part of the main house.

A solid oak front door leads to entrance hall with exposed beam and cloakroom off. This leads to the spacious open plan triple aspect kitchen/dining room with exposed beams and double doors to the gardens. The kitchen area has a range of base and eye level cupboards and drawers, granite work surfaces, oil-fired Rayburn. Door to utility room with door to rear garden and door to shippon.

The triple aspect sitting room has plenty of character including an impressive stone fireplace with wood burning stove, wooden mantle over and slate hearth. Stairs to first floor. Exposed ceiling beams and door to conservatory which has double doors opening on to the pretty landscaped gardens.

From the first floor landing there is a dual aspect master bedroom suite with dressing area including wardrobes/cupboards leading to a tiled ensuite bathroom with roll top bath, separate shower cubicle, wc, bidet and wash basin. Off the master bedroom is a separate study with separate telephone line for broadband. Bedroom 2 has windows overlooking the gardens and a tiled ensuite shower room plus walk in wardrobe/dressing area. Bedroom 3 is dual aspect and enjoys rural views over the surrounding countryside and also has a tiled ensuite shower room and built in wardrobe.

The shippon attached to The Cider House offers kitchen, sitting room with exposed beams and windows overlooking the gardens and bedroom with exposed beams and a tiled ensuite bathroom with bath, separate shower cubicle, wc and wash basin. Door to double garage with electric up-and-over door and power and light. This in turn leads to the workshop with sink unit, power and light and with a window and door to garden.
THE GROUNDS
A gate provides access to the front of The Cider House and garden. A further gate from the paved drive leads to an off road parking/turning area and is laid with chippings. The gardens are a fabulous feature of the property and have, over the years, undergone a major landscaping project by the current owners and now offer flower and shrub borders, chipping and paving pathways and raised flowerbeds. There is a large pergola with a variety of climbing plants. There is also a greenhouse with power and water, pond, summerhouse, patios and security lighting.
DIRECTIONAL NOTE
From Exeter proceed out of the city on Cowley Bridge Road on to the A377 heading towards Crediton. After a short distance take the right hand turn signposted Upton Pyne and Brampford Speke. Proceed along this road for approximately 3 miles passing through the village of Upton Pyne. At the Nomans Chapel junction fork left and continue along this road where The Cider House can be found after 0.8 miles, opposite Poole Farm.
SERVICES
