SITUATION
Whitcombe Farm is about one mile from the village of Kenn, beneath the Haldon Hills, just seven miles to the south of Exeter. The villages of Kenn and Kennford have an active community with a range of clubs and facilities including a cricket ground, hotel, pubs, village hall, village shop, church and primary school.

The university and cathedral city of Exeter provides a wide range of cultural, shopping and recreational activities as well as a good selection of private schools. The area is typically rolling, partly wooded farmland and the nearby Haldon Hills provide excellent opportunities for walking, cycling and riding. Nearby are the Exe and Teign estuaries providing sailing facilities and there are many beaches along the South Devon coast within easy reach. To the West is the Dartmoor National Park, renowned for its spectacular scenery.
HISTORICAL NOTE
Whitcombe Farm is a wonderful Grade II Listed property dating from the late 16th Century though is possibly a remodelling of an earlier house, believed to be originally an open hall house.

The English Heritage notes state 'A late 16th Century or earlier traditional farmhouse with good interior details'.
THE HOUSE
The cross passage hall has an oak plank and muntin screen on one side and a Heavitree stone wall on the other. Cloakroom. The farmhouse kitchen has a stone fireplace with heavy beam and a deep bread oven plus oil-fired Aga. Range of cupboards and drawers and an oil-fired boiler. Window seat. Painted beamed ceiling. The drawing room faces southwest, and is a wonderful room with a heavily beamed ceiling, of excellent height (2.25m). Heavitree stone inglenook fireplace with bread oven and copper canopy plus lined chimney. Fine oak plank and muntin screen. The dining room is another fine room with plank and muntin screen, heavily timbered ceiling (2.32m ceiling height) and wide stone fireplace (sealed). Window seat. Connecting door to cottage. Off the kitchen is a large utility room with sink, space for appliances and staircase to first floor plus walk-in larder.

The first floor has three bedrooms off the main stairwell and two off the second staircase. The master bedroom has extensive wardrobes plus large ensuite bathroom. There is a family shower room in the main part and a family bathroom in the other part. Most bedrooms face southwest enjoying wonderful views. On the first floor are further period features including cruck beams.
THE COTTAGE
This is on the end of the house and offers delightful accommodation suitable for letting, guest or staff accommodation or for other members of the family. It could be incorporated back into the house if required. On the ground floor is a sitting room with open fireplace and kitchen with cupboards, electric oven and hob, sink plus door to garden. On the first floor are two bedrooms and a bathroom.
THE GARDENS & GROUNDS
A sweeping tarmac drive leads to the front of the property with a turning area and a central ornamental pond. To the side there is a beautiful well-stocked garden with numerous shrubs and specimen trees, plus small stream.

Beside this area is a most attractive L-shaped studio of stone and slate, with chipping sitting out area to the front and ornamental pond and water feature. The garden room, also of stone and slate, has windows on all four sides plus two doors, both buildings providing wonderful entertaining spaces.

Wisteria and Magnolia Grandiflora adorn the front of the house with borders plus a loggia linking the house to the garden room.

To the side of the house is a raised stone terrace with flower borders and lawn beyond, along with a productive kitchen garden.

The wonderful stone and timber barn comprises a tack room (4.54m x 2.37m) and barn (20.1m x 4.5m) divided into storage areas, workshop and stables, with a large loft over with two lockable storage rooms.

Across the lane is an attractive wildflower orchard paddock, with numerous fruit trees and at the bottom, a stream fed pond with lilies and surrounded by trees along with small stream. Wonderful views are enjoyed from the property over the surrounding land.

Overall the property amounts to about 1.47 Acres.
