Description:
Superb thatched detached grade II Listed Devon longhouse and shippon with adaptable range of traditional & modern farm buildings around a gravelled courtyard and approximately 76 acres of land, in a magnificent rural setting.
SITUATION
The property occupies a truly idyllic rural setting, approached via a minor country lane, yet within easy reach of a good range of services and amenities. The property enjoys a superb open aspect over the surrounding countryside, taking in the rolling landscape of North Devon with Exmoor on the horizon to the North East, together with the hills and Tors of Dartmoor to the South. East Graddon Farm is within easy reach of three local villages, namely Highampton, Black Torrington and Halwill, each having a range of facilities, which include places of worship, primary schools, local inns and self contained stores. The towns of Hatherleigh and Holsworthy are within easy reach, with their excellent range of local shops and services, including a Waitrose, together with livestock markets with weekly sheep, and cattle sales. Okehampton which is situated on the northern fringes of the Dartmoor National Park is also within easy reach, again with a good range of shops and services and a further three supermarkets. The town also has schooling from infant to sixth form level, modern state of the art hospital and an excellent leisure centre in the attractive setting of Simmons Park. From Okehampton there is direct access to the A30 dual carriageway providing a link west into Cornwall and east to the cathedral and university city of Exeter, some 40 miles from the farm, with its large shopping centre, M5 motorway, main line rail and intercity air connections. The city of Plymouth is some 35 miles away, again with a large shopping centre and ferry link with the continent. The countryside in which the property is situated is well known for its leisure and sporting facilities with fishing in the Torridge Valley and numerous opportunities for riding and walking, both within countryside and on the nearby Dartmoor National Park. In addition, the north coasts of Devon and Cornwall are only 30 minutes away with superb beaches and delightful coastal scenery.
DESCRIPTION
East Graddon Farm comprises a thatched Grade II Listed 15th century farmhouse and shippon with a slated dairy, which has recently been the subject of considerable sympathetic renovation. The house has been extensively rethatched, redecorated, rewired and replumbed with a new integrated oil fired boiler and woodburner system. There are many other character features which include traditionally prepared inch thick English oak flooring throughout the first floor, exposed oak beamed ceilings, slate floors throughout the ground floor and inglenook fireplaces. The accommodation itself is particularly spacious and there are three staircases serving the first floor accommodation, giving the property considerable scope for division to house and annexe if required. Externally the property fronts on to a large gravelled courtyard area with extensive parking. There are an adaptable range of traditional and modern outbuildings, and one of the original barns has lapsed planning consent(2009) for conversion to four bedroom holiday accommodation. In addition, the present owners have installed an excellent outdoor arena, making the property particularly appealing for those with equestrian interests. The land which totals over 76 acres is laid to pasture with approximately 19 acres of broadleaf woodland containing over 10,000 trees and further areas of orchard with some 100+ fruit trees.

Adjoining the house are some attractive areas of garden, with delightful main lawned gardens to the rear, bordered by mature trees with flower and shrub beds and borders, fish pond and timber SUMMER HOUSE. From the Shippon side garden there is a gateway to the road. Small side kitchen garden with gate to front and a further delightful side patio area, providing an attractive sitting out area with shrubs and clematis. Further good sized vegetable garden, greenhouse and lawned garden with pond and gate access to the arena.
The Buildings
Adjacent to the house is a detached traditional stone and slated BARN incorporating ground floor stables, goat shed and first floor mezzanine storage area (this building has lapsed (2009) planning consent for conversion to a four bedroom holiday cottage). Adjoining is a large cob and stone walled wood STORE/GARAGE with slate roof and two timber doors to front and a further adjoining timber STORE with personal access door to the courtyard. A further traditional stone and slated building incorporates STUDIO/STORE with exposed A-framed timbers and timber mullioned window to front, power and light connected. Adjoining feed STORE/TACK ROOM and further WORKSHOP/STORE with access to the large GARAGE/WORKSHOP, being part timber clad with power and light connected. Adjoining these buildings are various useful concrete yard areas. LARGE COVERED YARD 72 x 56 of galvanised iron construction incorporating four pig pens and being ideal for stabling or for the creation of an American style barn. Large metal drive in/loading doors. Power and light connected. Adjoining is a two bay TRACTOR SHED 28 x 25. From the courtyard a lane leads to the rear of the buildings and covered yard and gives access to the fields and outdoor arena. Adjoining is a delightful medieval pond and chicken run 30ft by 30ft. There is a recently refurbished outdoor ARENA 40 Metres x 23 Metres with rubberised surface and being well fenced and gated.
The land extends in all to over 76 acres, some 31 acres lying within a ring fence adjoining the property, and a further 45 acres situated directly across the lane. The land alongside the house incorporates some attractive grazing paddocks with piped water supply together with approximately 19 acres of broadleaf mixed woodland that was planted some 11 years ago under a farm woodland scheme with four years remaining. Within the woodland there are some attractive rides and clearings and the trees are now well established giving a home to resident breeding families of both Roe Deer, Owls and Buzzards, as well as many other species of birds and wildlife. Just across the lane from the main property is a further 45.25 acres contained within a ring fence. This includes approximately 12 acres of ancient broadleaf woodland with the main block of 8.5 acres having a large wildlife flight pond that host breeding moorhen and at other times ducks and visiting Canadian Geese. There is a further pond in the corner of one of the fields, which is naturally fed. This is an excellent run of land. The current owner until recently had a flock of approximately 100 breeding ewes, a small herd of pedigree Ruby Red Cattle as well as Berkshire pigs and Toggenberg goats providing meat and livestock to the local community. A tributary of the Whiteley Water forms the western boundary and provides an excellent natural water supply. The land enjoys a fantastic open rural outlook towards the hills of Dartmoor and around, taking in the nearby 11,000 acre Cookworthy forest plantation with its many bridleways. From the house, buildings and land there is a superb aspect over the surrounding rolling typically Devonshire countryside towards North and South Devon.
