West Overton is a small village in the Kennet Valley approx. 4 miles west of Marlborough. The next door opens into the annexe main bedroom, however, this room could easily be used by the main house if required, as the annexe has a sitting room which could be made into a bedroom. We will stay for now in the main house so next along into the second bedroom which is a good sized double overlooking the rear garden. Ok up the spiral staircase into the family / music room with windows to the front and rear with lovely views, built in eves storage cupboards to the sides. Left into the master bedroom which again is a good sized double, windows to the rear and side and door opening onto a Juliet balcony enjoying views over the gardens and beyond.

Door opening into the dressing room which is fitted with wardrobes and storage cupboards. Across into the ensuite shower room which has a most attractive contemporary suite, large walk-in shower enclosure, wash basin, toilet and a built-in storage cupboard. With a window to the front looking up to the Downs, which has one of the best views from a shower room I have seen in years. OK so that is the main house, out through the front door, left along the path and left again to the front door of the annexe.
ANNEXE
Hardwood stable door opening into the kitchen/breakfast room, window to the front, range of wall and base fitted units, worksurfaces, inset sink with mixer tap over, built in hob with extractor hood, oven & grill, dishwasher, fridge, freezer and washing machine. Indeed this kitchen is better equipped than some houses! Turning right into the dining room with two windows to the side, space for a table or can be used as a second sitting area, door left into the inner hall but we will carry straight on through glazed doors into the sitting room which is of a good size with double doors out into the garden and again usual television and telephone connections. Turning around and right into the inner hall/dressing room with range of wardrobes, door right into the cloakroom with toilet and wash basin. Finally into the bedroom which is a good double with window to the front, door into the hall of the main house and door into the ensuite shower room with wash basin, toilet and walk in shower.
GARDENS
South facing garden mainly laid to lawn with numerous mature trees and shrubs, paved patio areas, outside lights and water taps. Kitchen garden area with raised vegetable beds, soft fruit, compost area. Timber shed, greenhouse and timber home office/summerhouse.
