Historical Note
Dacre Lodge is believed to date from about 1845 and has been in the owners family for around 100 years. Previous owners include Admiral Robert Wauchope (1788-1862), the inventor of the time ball (an innovative aid to seafaring navigation) and the traveller and missionary Eva Hasell (1886-1974).
Situation
Dacre Lodge lies in a magnificent rural location on the northern edge of the Lake District National Park, surrounded by open countryside, with far ranging views to the Lakeland Fells and the Pennines. Ullswater (Pooley Bridge) is about 2 miles, Penrith (and the M6 J40) is only 5 miles to the east via the A66; Dacre Lodge is therefore remarkably accessible, whilst
retaining seclusion and tranquillity. Penrith has excellent intercity rail connections to both the north and south; there are frequent services to London, the fastest now taking only 3 hours. International airports at Newcastle (66 miles), Manchester (111 miles), Liverpool (108 miles) and Glasgow (129 miles) are all easily reached. The popular Market Town of Penrith provides an excellent selection of local services, including traditional shops and both primary and secondary schools; Penriths Queen Elizabeth Grammar School has an excellent reputation. Private education is provided by Hunter Hall (primary) at Penrith, Austin Friars in Carlisle (24 miles) and Sedburgh (35 miles). Dacre itself is an unspoilt village with a thriving community, an historic Church, Castle and pub. Dacre Lodge is ideally situated for those wishing to take advantage of the wealth of recreational opportunities available in the region, an area renowned for its unspoilt beauty, strong equestrian tradition and a rich variety of sport. There are endless opportunities for walking and riding on the surrounding Ullswater Fells. Ullswater is a very popular sailing centre; there is a thriving Yacht Club, with moorings and launching sites available around the lake. Pooley Bridge is a pretty Lakeland village with its local shops, caf, post office, pubs and hotel. Many of the areas premier Pennine grouse moors lie nearby; pheasant and partridge shooting are available locally, together with salmon fishing on the Eden. For golf enthusiasts, there are a number of courses in the area, including Penrith, Carlisle and the well known links course at Silloth (40 miles).
Dacre Lodge
Dacre Lodge occupies a delightful, secluded position on the outskirts of Dacre village. It is approached by a driveway off the road, through woods and parkland; there is a separate rear drive to the village.
Dating from the mid 19th century, the house has a wonderfully light and bright atmosphere and provides flexible family accommodation, with well proportioned reception rooms and excellent space for entertaining. It has recently been completely upgraded to a very high standard and is in immaculate order. The house has charming, well maintained grounds, with lawns and herbaceous borders, terraces, a sheltered side garden and woodland walkways along the Dacre Beck. All these, combined with the house, provide a first class country property in a magnificent setting. Particular features in the house include the flexibility provided by the double doors which connect the morning and drawing rooms, the modern fitted kitchen/breakfast room, with four oven electric Aga and French windows leading to the conservatory, the views from the bedrooms and the modern bathrooms. On the attic floor there is great scope to convert the existing boarded storage/play space (subject to obtaining the necessary consent), to create additional accommodation. Mains electricity and water. Private drainage to new septic tank. Oil fired central heating and hot water system. The house has recently been re-roofed, rewired and has new plumbing. Although these services are new, they have not been tested by the agents and therefore there is no warranty from the agents.
The Park
If required the buyers may be given the right to buy the Parkland grazing which surrounds Dacre Lodge at some future date. The land extends to some 21 acres (8.5ha) and is shown shaded green on the map; it is let on a Farm Business Tenancy until February 2013.

3. Deposit
On exchange of contracts a deposit of 10 per cent of the purchase price will be paid with the balance due at the date of entry. This deposit will be non-returnable in the event of a purchaser failing to complete the sale for reasons not attributable to the Sellers or their agents. Interest will be
payable on the balance from the date fixed as date of entry (whether actual physical entry is taken or not) until paid at a rate of 5 per cent per annum above the Bank of England base rate and consignation shall not stop the running of interest. From the M6 at Penrith (J40), follow the A66 west towards Keswick; at the first roundabout take the A592 left towards Ullswater. After about 2.5 miles, turn right towards Dacre. The entrance to Dacre Lodge is in woodland on the left side after about 1.5 miles, just as the road starts to descend into the Dacre Valley.
