The Cowley area of Oxford is known outside the City mainly for its highly successful BMW Mini plant, but residents particularly enjoy the wide range of cultures plus the easy access to both the city centre and the arterial routes. It is a vibrant area with many local amenities including The Ark T Centre (home of Oxford Youth Dance and many other music/dance/art displays and exhibitions), Florence Park which now houses a brand new family centre, Temple Cowley pool and fitness centre, an array of shops, a cinema complex, and a library. Cowley Road itself also has a fantastic mix of shops and restaurants.

34 Church Hill Road is tucked away on the side of a hill within a side road away from noise and traffic. The owners have made an extraordinary and tasteful job of improving and extending the house in very recent times, with renovations going as far as replacing the roof and stripping back all the doors to bare wood. It is a wonderfully light house throughout and the first impression is one of space, calm and positivity. It should offer the new owner many years of low maintenance living.

The front door enters into a good sized hallway with the stairs rising away, under which is a good sized store cupboard. To the left a door opens into the open-plan living/ dining room. This is a great room with oak laminate floor underfoot and neutral decor, and there is a fitted shelves/ storage unit. To the front a wide bay window overlooks the front garden, to the rear triple-folding doors that are almost full-width invite the garden space to integrate with the house. Opening to the side the kitchen features a breakfast bar attached to a peninsular, and thick oak work surfaces are fitted throughout. There is a good range of storage cabinets, a fridge/ freezer is fitted along with a stainless steel double oven plus a 5 ring gas hob, and the ceramic sink is placed in front of a window overlooking the garden. NB the Vaillant combination boiler is barely a year old. In addition the study/ bedroom 4 to the front is a good size and behind it is a high quality shower room with a wide pan and attractive modern fittings.

Upstairs all three bedrooms are unusually large for this type of property. The master bedroom enjoys the same bay type window as the living room and there is also a cupboard fitted. Bedroom two is a light, almost square room with a peaceful view of the churchyard to the rear. Bedroom three has a lovely vaulted ceiling with a velux (including powered blind and opening) plus windows both front and rear. The family bathroom has been fully refitted with an attractive suite and tiling to the floor and the splash backs around the bath. A 'soaker' shower has been fitted above, there is also a second shower head with hose but most unusually it also has a porthole window! What was before the extension the third bedroom has now become a wide landing which could be a study space although currently occupied by a sofa and bookshelves - again with a window facing the rear garden.

Outside to the rear the garden is pretty and low maintenance. Decking across the back of the house provides a good area for outside dining. The lawn is flanked by borders with various shrubs, enclosed by panel fencing. To the front there is gravelled parking for several vehicles and this has been partly enclosed by fencing, a low brick wall to the front and landscaped shrub borders.

In our opinion this is one of the most charming semis we have seen, beautifully presented throughout and thoughtfully extended to provide spacious accommodation.
