Polperro is one of the most picturesque coastal villages in Cornwall with its steep sided valleys and myriad of colour washed cottages and slate roofs. A stream runs centrally down through the town, straddled by a variety of bridges and cottages. There are numerous small shops, pubs, restaurants and art galleries here providing an all year round facility, while there are also many seasonal businesses. Access into Polperro is limited, with most vehicles parking on the edge of the town, with a shuttle service by minibus or horse drawn carriage into the centre.
The nearby town of Looe, about 4 miles away, provides a further range of facilities and from here there is a small railway station linking to Liskeard, about 15 miles to the north, which is on the Penzance to Paddington line. Access to Plymouth is via the A38 and the Tamar Bridge with an average travelling time of about 45 minutes by road. The Cornwall South Coast Path runs close to the property giving access to many parts of this largely National Trust owned coastline.

To reach Polperro from the Plymouth direction take the A38 westwards in the direction of Liskeard and after passing Tideford turn left at Trerulefoot Roundabout as signposted to Looe. Follow this road for approximately one mile to turn right, also signposted to Looe. Continue on this road until reaching the twin town of East and West Looe and proceed over the bridge as signposted to Polperro. upon reaching Polperro, at the roundabout at the entrance to the village, park in the public car park.
Walk down the main street, or travel by the taxi/bus service. At the termination of transport continue into the village and at the point where the road priority turns sharp right continue straight on and then rise up Talland Hill. Within a very short distance the gateway to Dolphin House will be found on the left hand side. The entrance gateway to Joan's Cottage is to be found off this footpath. It is important to note that the house cannot be seen from Talland Hill and entrance to the path is by prior arrangement only.
