SITUATION
Coltscombe Court is located in a delightful valley on the edge of Start, a small hamlet just a mile or so from the village of Slapton with its winding roadways and picturesque cottages. Slapton has two public houses, a church, a general store and a village hall and is 1 miles from Slapton sands and the Slapton Ley nature reserve.
It is almost 8 miles equal distant from the market town of Kingsbridge at the heart of the South Hams and Dartmouth with mariners, quality shops, fine restaurants and the Britannia Royal Naval College. Totnes, with it mainline railway links, is 12 miles away.
DESCRIPTION
Coltscombe Court is a late 18th century farmhouse which has been sympathetically restored and renovated to the very highest of standards by the present owners whilst at the same time, retaining many original features.

GARDEN AND GROUNDS
The property is approached through substantial timber gates which lead on to a gravelled driveway with a brick paved hardstanding area with room for several cars.
Immediately to the front of the house is a south facing terrace, from which steps lead down to a formal, lawned garden. In turn, steps then lead down to extensive, less formal stream-bordered lawned gardens with a pond at the bottom.
To the side of the house (east) there is a further terrace which is part paved, part gravelled and with some decking where there is also a HOT TUB.
To the rear of the property is a beautiful brick paved courtyard, formed by the Grade II listed barn conversions, where there is further parking and a barn which has been converted to provide further storage space for Coltscombe Court (measuring around 43' in length, with restricted head height) to the first floor level and whilst the ground floor has been converted to storage areas for the owners of the properties in the neighbouring Coltscombe Court.
Also at the rear of the property, and across the access lane, there are two gardens, one of which is totally walled and the other, partly walled.
THE LAND
A CIDER ORCHARD (2.5 acres) is planted with some 45 productive cider apple trees and currently producing cider in commercial quantities.
WOODLAND The rest of the land is mature woodland and is bordered by another stream which in turn forms the eastern boundary of the land with the stream running into a LAKE.
