SITUATION
Manor Mead occupies a wonderful elevated rural location just outside the eastern boundary of the Dartmoor National Park and approximately a mile from the village of Dunsford. This village, together with the nearby villages of Bridford, Christow and Doddiscombsleigh, provide a good range of local facilities including quality pubs, primary schools, village stores and churches.
The University and Cathedral city of Exeter lies approximately 8 miles away and provides an extensive range of facilities befitting a centre of its importance including excellent shopping, theatre, dining, schooling and sporting and recreational pursuits. Exeter has mainline railway stations to London Paddington and Waterloo, whilst Exeter International Airport lies approximately 4 miles to the east of the city. The historic Dartmoor town of Moretonhampstead lies a similar distance to the west.
Due to its position close to the Dartmoor National Park and its thousands of unspoilt acres of moorland countryside, there is ample opportunity to enjoy a range of outdoor pursuits including, walking, riding, fishing and cycling.
DESCRIPTION
Manor Mead is a substantial detached family home situated in a stunning elevated location in the Teign Valley. The house was created from a smaller bungalow in 2004 by the current owners and the spacious and flexible accommodation is presented in good order throughout.
In addition to the house, the property benefits from a substantial outbuilding, which enjoys permitted Class B2 use, and is currently used as offices plus workshop/store.
The front door leads to a reception hall which leads to the farmhouse style kitchen/dining room. This has a range of fitted eye and base level units, oil-fired Aga, wooden floor and ample room for table and chairs. The room is dual aspect with double doors to a raised seating area. An inner hallway leads to the sitting room, again dual aspect with double doors to the garden. This benefits from a wood-burner. There is also a substantial utility room with separate cloakroom. Of further note on the ground floor is a further reception room/playroom. This could be used as a fifth bedroom as it has an en-suite bathroom.
On the first floor are 4 double bedrooms. The master bedroom benefits from an en-suite shower room together with walk-in cupboard/dressing room. A door also leads from the room to a spiral staircase down to the kitchen. The other 3 bedrooms are similarly good-sized doubles. There is also a family bathroom with panelled bath, wc and wash basin.
Due to its elevated situation, and lack of near neighbours, there are some quite stunning views from most of the rooms across the adjoining countryside.
OUTSIDE
The property is approached via a sweeping driveway with turning circle and ample parking space in front of the house. To the front and left hand side of the property is a large lawn with a number of mature flower and shrub beds, together with trees including a wonderful Eucalyptus tree.
A path leads from the right hand side of the property to the large workshop/offices (please see the floor plans for sizes). These have approved B2 class use for business, and will appeal to those seeking to run a business from home. There is also a large area of hardstanding for vehicles. To the right hand corner of the hardstanding is a wooden stable block, in need of some updating. Adjoining this is a substantial largely level and gently sloping paddock ideal for those with equestrian interests. There are raised seating areas adjoining the house which enjoy total seclusion.
DIRECTIONAL NOTE
From Exeter proceed west on the B3212 towards Moretonhampstead. Continue through the village of Longdown, going straight on at Farrants Cross. Proceed up to the top of the hill, and at the Two Crosses crossroads, turn left. Proceed along the road for approximately 600 yards and Manor Mead can be found on the right hand side.
SERVICES
Mains water and electricity. Private drainage. Oil-fired central heating.
