THE FARMHOUSE
West Studham farmhouse dates from circa 1850, is Grade II Listed and of cob construction with period features including 16-pane sash windows, inglenook fireplaces and well proportioned rooms with high ceilings.
The original six-panel front door opens into a through passage with a flag stone floor and doors to the dining room and sitting room which are positioned at the front of the house overlooking the lawn and paddock, with views stretching over the valley and beyond.
The dining room has an open fireplace with Minster mantel and low level cupboards either side whilst the sitting room has an inglenook fireplace with a slate hearth and timber beam above, housing a wood-burning stove.
Further along the through-passage, the farmhouse kitchen overlooks the enclosed walled courtyard and includes an oil-fired two oven Aga within an original fireplace with a beam above and a bread oven to one side. Across the passage is a spacious utility room with doors opening out to the garden.
Stairs with a timber banister and balustrades lead up to the first floor where there are four double bedrooms, all with large sash windows providing lots of natural light.
The two bathrooms both have a wash basin and w.c., one with a separate shower cubicle and the other with a bath.
Stairs continue up to the second floor which presently consists of two attic rooms used for storage, one with a timber floor and a window to the garden, the other which is part boarded and overlooks the valley.
GARDENS AND GROUNDS
To the front of the house is an enclosed garden surrounded by wrought iron railings which open into a lawn with the old cider orchard nestled below.
To the rear is an attractive walled courtyard with high stone wall and incorporating the Wash House Store measuring 19' 11'' x 5' 2'' (5.82 m x 1.58 m) with the original well pump and outside w.c. To the rear of the courtyard is a Wood Store of rendered elevations with a slate roof.
