DESCRIPTION
Eastcliff is a delightful country retreat set in an idyllic rural position enjoying simply glorious views across the Marshwood Vale from Pilsdon Pen to the sea, taking in the iconic Colmer's Hill. Immediately adjacent to the house is a paved seating area with a partially covered gazebo which is ideally placed to capitalise on the view. The formal gardens are landscaped down the hill and are planted with an abundance of shrubs, trees and flowers. Approximately half way down the formal gardens is a large timber shed. The pathway continues down to the larger of the three ponds, beside which is a further timber cabin with a decked seating area which overlooks the pond and has a pot bellied stove. To the side of the garden, and accessed by a five bar gate, is a stable yard with a concrete base, two loose boxes, tack room and a hay store with light and power connected. There is gated access from here to the land. The land is principally pasture and wraps around the property in a horseshoe shape with gated accesses at either end. the land is sloping and in the lower end there is an area of copse. There is an abundance of wildlife that can be enjoyed from the vicinity.
The Lilliput Annexe
The charming detached annexe is oak clad with a tiled roof offering two storey accommodation divided between the main living space and the charming mezzanine above. The overall measurements are 35' x 17'. The annexe enjoys a secluded and private position tucked away from the main residence but with its own spectacular views and a private swimming pool.

DIRECTIONAL NOTE
From our Bridport office on South Street proceed north to the traffic lights turning left onto West Street. Follow along this road travelling straight across the next roundabout and at the second take the second exit onto the B3162 signposted Broadwindsor. On entering the village of Broadwindsor turn left at the T junction following the one way system through the centre of the village. Take the second left signposted Axminster onto the B3164. This road will take you to the hamlet of Birdsmoorgate. Continue to the T-junction turning left and the property can be found on the left hand side off the lay-by.
