A WELL PRESENTED DETACHED FAMILY HOUSE, INFLUENCED BY THE ARTS & CRAFTS MOVEMENT, SET BACK FROM A COUNTRY LANE IN GARDENS OF ABOUT HALF AN ACRE AND ENJOYING FAR REACHING RURAL VIEWS TO THE FRONT TO THE COAST AND TO THE REAR ACROSS THE WEALD. Open Entrance Porch, Hallway, Living Room, Dining Room, Study, Kitchen/Breakfast Room, Utility/ Boot Room, Landing, Master Bedroom with Dressing Area & En Suite Bathroom, Four Further Bedrooms, Family Bath/Shower Room, Partial Double Glazing, Oil Central Heating, Detached Double Garage, Gardens & Grounds of about half an acre.

Maynes is located on a country lane in the rural community of Stone, which lies within an area of Outstanding Natural Beauty on the Isle of Oxney, and enjoys far reaching rural views to the front over Romney Marsh towards the coast at Rye Bay and to the rear across The Weald towards Tenterden.

The village of Wittersham, 1 miles, has a primary school and community market, whilst the village of Appledore, 3 miles, has limited facilities including post office, village stores, public house and doctor's surgery. The market town of Tenterden, 6 miles to the north, has supermarkets, quality shops and leisure centre. To the south, is the Ancient Town and Cinque Port of Rye (6 miles) renowned for its historical associations, medieval fortifications, including the Landgate and Ypres Tower, and fine period architecture with half timbered houses clustered around the parish church. As well as its charm and history, the town has an extensive range of shopping facilities, smaller retail units, guest houses, cafes and art/antique galleries and an active local community, with the arts being strongly represented. Rye Festival is held annually. There are branch line train services from Appledore and Rye to Ashford International Station with connections for London and the Continent. The M20 may also be joined at Ashford (13 miles). A high speed train service has been introduced from London St Pancras and Stratford stations to Ashford reducing the journey time to 37 minutes. Private schools in the area include Vine Hall at Robertsbridge, Marlborough House at Hawkhurst, Benenden Girl"s School and Kings College at Canterbury.

.

The property is approached via an oak framed open entrance porch and panelled front door which opens into a wide hallway with a turned staircase leading off to the first floor and a cloakroom with a close coupled wc and wash basin.

The triple aspect living room overlooks the gardens and has an open fireplace with a brick surround and hearth. The dining room overlooks the front garden and has a polished wood floor, open brick fireplace and built in storage cupboard with display shelving above. To the rear of the house is a study which looks onto the paved sun terrace.

The double aspect kitchen/breakfast room overlooks the front garden and is fitted with an extensive range of pine fronted units incorporating cupboards and drawers beneath work surfaces with inset stainless steel sink, ceramic hob, built in double oven and space and plumbing for a dish washer. Adjoining is a practical utility/boot room with a sink unit set into a worktop with below counter space for a washing machine and tumble drier and a part glazed door opening into a side porch with access to the garden.

.

On the first floor, the master bedroom enjoys distant views across farmland to the rear and has a dressing area which leads through to a en suite bathroom with modern white fitments comprising a close coupled wc, wash basin and bath. The four remaining bedrooms, three of which are double, all have far reaching rural views to the front to the sea in the far distance. The family bath/shower room has a contemporary white suite comprising a panelled bath, close coupled wc, pedestal wash basin and shower cubicle.

.

Outside: The property is approached from the lane via a 5 bar gate and gravelled driveway leading to an extensive area of parking to one side of the house, which in turn gives access to a detached brick built double garage with a pitched tiled roof, two pairs of wooden doors and a lean-to log store. The front garden is enclosed by a mature hedge and is set down to lawn with a central old brick pathway flanked by lavender beds. Immediately adjacent to the rear of the house is a wide paved flagstone terrace and beyond is a further area of lawn, small orchard and kitchen garden. The garden backs onto fields and the whole area extends to about half an acre.

.

Directions: From London, take the M20 to Ashford (Junction 10) and then the A28 to Tenterden, passing through the centre of the town. At the western end of the High Street, turn left onto the B2082 marked Rye. Proceed through the village of Wittersham (5 miles) and continue to The Stocks where the road turns sharply to the right just by a white painted windmill. As the road goes right, turn off to the left, heading straight on for Stone and Appledore. Continue down this lane for about a quarter of a mile where the entrance to the property will then be seen on the left hand side.
Note: From Ashford, there is a cross country route that takes about 20 minutes by car.

From Rye, take the A268 heading in a northerly direction and after approximately 1 mile, branch right onto the B2082 sign posted for Iden and Tenterden. Continue through Iden village, heading towards Wittersham. Cross over the River Rother and proceed up the hill to The Stocks with the windmill on your left. On the sharp hair pin corner, turn right towards Stone and the entrance to the property will be found on the left after about a quarter of a mile.
