Details
DESCRIPTION
Garlicks is located on a large triangular plot set well back from Pensford Hill. Initially, it shares a driveway leading to three other properties and is the furthest back from the road in what can only be described as very convenient and, surprisingly, in a very quiet and private position.

Pensford Hill is the main road which runs through the centre of Pensford. Most of the older houses in the village front the main road although a few more recently built homes are hidden in larger plots and are well screened from the edge of the road.

Garlicks was constructed about fifty years ago and has rendered elevations under a tiled roof. In recent years high quality double glazing has been installed and the property modernised and upgraded. A large well positioned conservatory has been formed off the breakfast room which continues to the rear of the property and offers the benefit of a sunny and shaded area throughout the day. Sitting in this room is a joy. To the rear the gardens gently slope away to where acres of farmland and notable trees lie and continue down to the banks of the River Chew, beyond which is Publow Church and the eastern end of the Chew Valley. Wildlife and birdlife is prolific and enjoyed from your own viewing area with the conservatory. Well laid stone patios and verandah which allow for al fresco dining when the weather permits and lie adjacent to the conservatory.

A self contained large workshop has been formed on the lower garden level to the rear of the property. A perfect hideaway and very useful as a hobbies room or gymnasium. A husband's delight to enjoy his own separate den!

The gardens are very private and not overlooked with the rear garden being formed by a large stone terrace with low wall and various sitting out areas. A fishpond is one of the main attractions within this area. Access to the property is available on both sides. Steps lead to the lower gardens where a large lawned area is formed with mature beech hedgerow and specimen trees. Access is available here to the useful storage beneath the property with boiler room/general store room. Each part of the garden is well maintained, private and attractive and different views can be enjoyed from all sides of the house and surrounding area.

LOCATION
It is hard to believe, when sitting within the house and gardens, that you are in a busy thriving village with easy communications to the cities of Bristol, Bath and Wells. Bristol can easily be reached within a thirty minute drive and a similar time for Bath. Pensford is an old mining village and enjoys a variety of styles of properties differing in age. The centre of the village has great character with rows of mine workers' cottages and a number of interesting larger homes where merchants and traders formerly lived in the 18th and 19th centuries. Everyday needs are catered for in the village stores/post office and a bus route runs frequently to the cities of Bath and Bristol.

Pensford has an excellent primary school and is also within the Chew Valley Secondary School catchment area and daily bus service transports the children. The community in the village is known to be busy with village fetes, fund raising and charity events continually taking place throughout the year.

Garlicks is a property that will be most suitable for a family who wish to be within a community and it cannot be stressed enough how important viewing is to ensure that the secret attributes of a stunning, private and quiet location can be found on the edge of the village just outside Bristol.

Chew Valley is unique in the West Country, comprising some thirty five thousand acres of unspoilt and protected countryside which occupies the middle ground of the Bath, Bristol and Wells triangle. Dominating the scene are the Chew Valley and Blagdon Lakes, notable for their fishing, birdlife, sailing and nature study amenities. The villages in the Valley are all unspoilt and each has its individual charm and character. Only seven miles to the North of the Chew Valley is the City of Bristol, the West Country's financial and business centre, whilst the charming City of Bath with its Roman origins and Georgian architectural masterpieces is under half an hour's drive to the East. On the Southern side of the Mendips is the historic City of Wells, England's smallest, with its ancient Cathedral.

The region is well served by excellent Inter City Rail Links and the M4/M5 links to the rest of the Country. Bristol Airport is some ten miles to the West.
