Description:

A wonderful opportunity to acquire this Grade II listed, four bedroom property situated in gardens and grounds of about 0.41 acres (sts) with wonderful field views and a cartlodge with space for a home office above.

DETAILS
ABOUT THE PROPERTY The White Cottage is a Grade II listed dwelling which is believed to date back to the 17th Century with later alterations. The property features open studwork, exposed timbers to walls and ceilings and two chimney stacks. The property enjoys an elevated position and sits on a plot of about 0.41 acres (sts) with views across the fields to the front and over the garden to the rear.
The accommodation is greatly enhanced by an adjoining cart-lodge which offers a garage and lean-to with additional space on the first floor for a home office/family room. The cart-lodge is joined to the main dwelling via the utility room and can also be accessed independently from the decked area to the rear. The room above would be very suitable for a family member wishing to work from home. The property is situated in the highly regarded Thomas Mills Catchment area.

ACCOMMODATION IS DIVIDED OVER TWO FLOORS AND COMPRISES: Entrance porch leading to the sitting room with open studwork and fireplace with multi-fuel stove, dining room with dual aspect and working open fire, kitchen overlooking the front courtyard/patio area, downstairs family shower room and utility area with staircase leading to the first floor home office/family room within the cart-lodge. The cottage has two staircases: one leads from the sitting area to the master bedroom, bedroom four and the shower room. A second staircase leads from the dining room to bedrooms two and three, serviced by the downstairs shower room. The property benefits from oil fired central heating and has a concealed oil tank beneath the decking to the rear of the cart-lodge. A mains gas supply is available in Ashe Road, adjacent to the property.

ABOUT THE AREA Lower Hacheston is north-east of the large village of Wickham Market where there is a full range of facilities and shops including a medical centre, library and post office. For additional convenience, there is a shop approximately six tenths of a mile away in nearby Campsea Ashe and a public house ´The Dog and Duck´ just beyond, near the station. The well served market towns of Framlingham and Woodbridge with nearby Sutton Hoo are also easily accessible and provide a wide range of educational, shopping and leisure facilities. The Suffolk Heritage Coast is just a short drive away and Snape, Aldeburgh, and Orford are all within easy reach.
Lower Hacheston offers good road links via the A12 and there is a railway station located within the neighbouring village Campsea Ashe. From here, there are services to Lowestoft to the north and to Woodbridge and Ipswich with connections to London Liverpool Street. The White Cottage is also well situated for access to Stansted Airport via the A12 and A120.
