INTRODUCTION
Ashwood Farm is an outstanding Dairy Farm situated on theCheshire/Shropshire border a noted agricultural locality. The farm is all contained within a ring fence and includes a
substantial period farmhouse, whose origin is understood to date from the 17th Century. The accommodation is over three floors with two staircases enabling it to be occupied as a whole or in two separate quarters. The farm buildings are both traditional and modern and provide extensive dairy and follower stock accommodation and produce accommodation, all of which are conveniently located central to the farm ensuring ease
of intensive stock management. The whole of the farm is typical of this fertile and productive grassland district, capable of supporting a high stocking rate. The total area 270.48 acres (109.452 ha).
LOCATION
Ashwood Farm stands in the prime dairy farming area, surrounded by gently rolling countryside to the north of the beautiful county of Shropshire, just south of the Cheshire
border. Approached up a long driveway, the house stands within the total privacy of its own land with uninterrupted, far reaching views. Rural yet easily accessible, Ashwood Farm is located out of the village of Ash with its popular pub and between the two thriving market towns of Whitchurch and Nantwich both offering a wide range of local amenities. The area is renowned for its good schools, both in the private and state sectors. Private schools include the White House at Whitchurch, Ellesmere College,
Moreton Hall, Packwood, and excellent schools in Chester and Shrewsbury. For recreation there are nearby golf courses at Hawkstone and Whitchurch. Livestock markets at Beeston Castle and Market Drayton are in close proximity. The county towns of Chester and Shrewsbury are within easy travelling distance along with Telford and Midland business centres. Crewe is within ten miles with its main line rail service to London and the M6. There are International Airports at Birmingham, Manchester and Liverpool.
ASHWOOD FARMHOUSE
Ashwood Farmhouse is a handsome period property dating from the 17th Century enjoying far reaching views and boasting attractive period features throughout.
The house offers spacious, light, family accommodation with exposed beams, open fireplaces and large windows framing the views. The kitchen opens to a sitting room with a inglenook housing a wood burning stove while both the more formal dining and drawing rooms lead off the central hall and have tiled fireplaces. There are four principal bedrooms and on the second floor three further attic rooms, ideal for further bedrooms if required. Off the large boot room and back hall are the farm office and utility room and access to an integral garage and workshop. Above is the former cheese store and a staircase to three further attic rooms which would once have been servants
bedrooms. This part of the house could be adapted and restored to create self contained secondary accommodation if required. Please note that in respect of the attic rooms in both the front and rear of the house there is considerable potential for their updating to provide additional bedroom accommodation.
FARM BUILDINGS
There is an extensive range of dairy and arable farm buildings including a modern parlour built in 2008 to the latest specification and regulations for Farm Assurance Scheme along
