VENDOR INTERVIEW
During their long search for a piece of land on which to build their dream home, the current owners of Bate House, Tom and Monica, struggled to find what they had in mind. That was until they came in contact with a developer who was willing to sell them 1.46 acres of land which once belonged to the Duke of Northumberland.
Top of our list was somewhere which was quiet, explains Tom, and it was also a site we could build exactly what we wanted; a large family home with room for an indoor swimming pool and a tennis court on our land. We had the house designed by our architect to our specifications and all the fittings were of the highest standard possible. As the house went up and the more we visited it the more we realised it was just what we were after.
It's extraordinarily private and when we first moved in 12 years ago having lived in a more built up area, the silence was deafening but wonderful at the same time. If there's anything to listen to it'll be only the sounds of cows or horses in the fields beyond our boundaries.
At Bate House the entrance hall makes a very definite statement. This is where we'll congregate when we're entertaining, says Tom. It has a very high ceiling reaching in part into a tower and six large windows looking onto the garden. The use of so much glass means the room is filled with light. It's a perfect place to display the antique furniture we've spent years collecting and with the feature antique open fireplace it makes a wonderful introduction to our home.
Living at Bate House has enabled the couple to indulge their passion for both swimming and tennis on a daily basis. When we're here we still swim every day in our indoor pool, acknowledges Tom, and the tennis court has been the scene of a number of excellent matches and parties with friends. You can't beat the feeling of being able to stroll out of your back door for a quick game of tennis or get up in the morning for a refreshing swim. It's been easy to keep fit with no need to book courts or get into the car to reach such facilities. We're now hooked by golf. There isn't quite room for a golf course in the garden but there are three courses within a few minutes drive.
The garden too has become a striking feature of the house in the last 12 years. We're both very keen gardeners and have put hours of love into making it what it is today, explains Tom. When we first moved in we planted a large number of specimen trees and put in rows of oak trees on our boundary. We also took cuttings from the specimen trees and grew our own. The garden is beautiful, very secluded and incredibly quiet. It's the first thing that visitors comment on, and we always make sure the lawns look well cared for. It's very tranquil and standing in the garden the only traffic we ever hear is the occasional dustcart visiting properties a little further on.
Bate House is a matter of minutes from the Whitegate Way - a disused railway line now preserved as a nature walk and run by The Mersey Forest. There are miles and miles of wonderful countryside around here but we're also within easy driving distance of a number of towns, continues Tom. Northwich is 10 minutes away, Chester is 20 minutes drive, Manchester is 35 minutes in the car and Liverpool is 40 minutes. In addition Cuddington railway station is about 2 miles away which makes it easy to commute to a number of places.
It's been a privilege to live here. We've all enjoyed the lifestyle we've been able to have and it really is a home which matched perfectly what we were looking for.
Bate House adjoins The Paddocks of Sandy Lane at Whitegate, one of two sites on the fringe of The Paddocks development which were sold independently and were individually built specifically and in this instance for the owners to their own specification.
