Description
LOCATION
The Coach House occupies a glorious and secluded position amidst beautiful South Staffordshire countryside with views over open fields and farmland and yet it is within easy travelling distance of Wolverhampton City Centre. Motor communications are excellent with the M5, M6, M6 Toll and M54 motorways facilitating access to Telford, Birmingham and the whole of the industrial West Midlands.
Local shopping facilities are available within the nearby villages of Tettenhall and Codsall with the extensive amenities of Wolverhampton City Centre itself being close at hand. The area is well served by schooling in both sectors with Birchfield Preparatory School, St Dominics High School for Girls in Brewood, Tettenhall College and Wolverhampton Grammar School all being worthy of note.
The Coach House is approached through a long driveway which leads through Wrottesley Park to Wrottesley Hall with The Coach House standing in a lovely position just before reaching the Hall itself. There is an extensive driveway providing ample off street parking for many vehicles together with matured and tended front garden and grounds.
DESCRIPTION
The Coach House is a Grade II Listed property which benefits from striking, formal elevations to both the front and rear being constructed of red brick over two storeys with stone dressings and attractive, arched windows with stone surrounds. The property benefits from the original clock face and bell tower to the building with exposed clock mechanism being evident within the dining room.
The handsome nature of the exterior is reflected by the quality and ambience inside. There is a fine blend of both formal and informal reception areas coupled with ample bedroom provision to the upper floor. The accommodation is flexible in use with the option of an independent self-contained suite which is already established with a large double bedroom and shower room with extensive views to the front and rear gardens.
Whilst the residence is beautifully appointed the charm and character of the original building remains. There is a wealth of exposed timbering throughout and the sash windows bathe the room in light and enable maximum advantage to be taken of the lovely views. The scope of the living space is extensive and yet the property still feels warm and comfortable.
ACCOMMODATION
An imposing front doorway with panelled door, fanlight and leaded porch with scroll supports opens into an impressive reception hall which is a light space with a glazed rear garden door and sash window to the front. There is a cloakroom with a well appointed white suite. The reception hall leads to the fine drawing room which is a large primary reception area with two sash windows to the front and patio doors to the garden, beamed ceiling, a wide inglenook style fireplace with brick chimneybreast and quarry tiled hearth and there is also a superb, formal dining room with sash windows, a veined white marble fireplace open fire with slate hearth and the exposed clock mechanism. The breakfast kitchen is well appointed with a comprehensive range of oak faced units and appliances, an impressive decorative fireplace with stripped pine surround with over-mantel with oval mirror and gilt relief together with tall reeded columns, there is stone flooring, windows and door to the garden and a door to the laundry with a full range of storage units, Belfast sink and sash window.
Stairs from the reception hall lead to the galleried landing with a vaulted and timbered ceiling which leads to the main bedroom suite which incorporates a large double bedroom with exposed timbering, a luxuriously appointed bathroom with a contemporary suite of freestanding bath, bidet, WC, twin vanity washbasins and a separate fully tiled shower together with a large dressing room with wide banks of fitted wardrobes. (Please note that the layout of the principal bedroom suite could allow for the separation of the dressing room to provide a further bedroom should purchasers desire). There is a second suite of double bedroom with a well appointed ensuite shower room and a large third bedroom with ensuite bathroom together with a house shower room.
A concealed doorway set within the inglenook fireplace in the drawing room leads to a further two storey suite of rooms which is incorporated into the main residence but which could provide the basis for self-contained ancillary accommodation. There is a beautifully proportioned sitting room with a decorative cast iron fireplace with granite mantelpiece and stone hearth, a stable style door to the garden and stairs rising to the guest suite with a large bedroom with a fine vaulted ceiling with exposed timbering and a well appointed shower room ensuite.
OUTSIDE
The Coach House benefits from a wonderful approach through the golf course and the manicured grounds and stands superbly well within its own gardens which form a wonderful backdrop for a residence of this nature.
There are lawned areas to the front together with planted borders and a driveway providing ample parking which leads to the detached double garage.
The magnificent, predominantly walled rear gardens benefit from a substantial paved and gravelled entertainment terrace and block paved patio to the rear of the property which leads into the extensive rear lawns with a timber decked terrace with pergola above and a large ornamental garden pool. A profusion of flowering plants, low growing shrubs and trees provide character and colour and the current owners have spent much time and care creating impressive gardens and the grounds really are an outstanding feature.
There is a hard surface tennis court (which is in need of some repair) and double gated access and doorway leading to a further area of tree-studded grounds which affords the potential for a pony paddock with ample space for stabling and storage within the unconverted outbuildings.
