Upper House Barn is situated on the outskirts of the picturesque village of Eardisley, which is well renowned for its many black and white period properties and is on the Black and White Trail. The property backs on to open farmland and has lovely views over the Herefordshire countryside and of Hay Bluff and the Black Mountains. The village of Eardisley has a primary school, sub post office, two pubs, a good village shop, a caf, hairdressers and a church. The nearby village of Kington, approximately 3 miles away, has primary and secondary schools, a cottage hospital, post office and independent shops. The beautiful cathedral city of Hereford is approximately 16 miles away and offers a wide range of schools for primary and secondary pupils including Hereford Cathedral School, an art college, retail outlets, leisure facilities, a football ground and the Courtyard Theatre. There are excellent rail links to Birmingham New Street and to London Paddington from Hereford, while access to the motorway network, via junction 2 of the M50, is approximately 30 miles drive from the property.

The property sits in the centre of its plot, which extends to just less than half an acre and backs on to open farmland on three sides. The wooden gate off the road gives access to the ample off-road gravelled parking area, which is bordered by mature shrubs and trees. On the right of the entrance is a small orchard with mature apple, pear and cherry trees that is separated from the main garden by a wooden pergola covered by a scented wisteria and laden with a variety of flowering plants. Leading off the parking area is an archway through to the main section of garden with a large lawn area, colourful mixed borders, an attractive water feature and a hornbeam hedge forming the boundary. There is a large flagstone patio area ideal for outdoor dining as it gets the sun for most of the day. At the far side of the barn is the fruit and vegetable garden, separated from the main garden by a beautiful rose hedge. In this section of garden there are ample strawberry, loganberry, raspberry and blueberry bushes. A wooden fence divides the fruit and vegetable garden from the lawn at the front of the property. A gateway in the fence leads you round to the enclosed front garden and two greenhouses, of which one has two mature, fruitful grape vines with ample space for growing tomatoes and other vegetables. There is also a mature and fruitful peach tree against the stone shed wall. At the front of the property is a detached stone-built five bay shed of which two bays are enclosed and insulated and used as a workshop. The open bays are suitable for storage or garaging. The current vendors are in the process of applying for planning permission to convert the shed into single storey accommodation.

From the offices of Hayes Sales and Lettings, head to the Top Cross in town. Turn left along the High Street and proceed through town, following the signs for Hereford on the A438. Continue along the A438 through to Hereford and out of Hereford. When you come to the junction where the A4111 crosses with the A4112, continue straight over on the A4111, through the village of Eardisley and Upper House Barn is the last property on the left hand side as you exit the village. It is marked with a Hayes For Sale Board.

Upper House Barn is a substantial Grade II listed barn, built around 1600, of timber-frame construction clad in boards, which has been thoughtfully converted into residential accommodation in 1996. The property .has been tastefully converted and retains many of its original features, with exposed timbers and reclaimed Victorian pine doors finished with an oak effect throughout. The property is approached up a flag stone path to a solid oak front door leading into the reception hall. Leading on from the reception hall is a large dining room with double glazed sliding patio doors opening out onto a flagstone area, making the room very light and welcoming. Leading off this room are the down stairs cloakroom with W.C. and hand wash basin and the large well-proportioned sitting room with many exposed timbers and windows to two aspects overlooking the garden and open farm land. The centrepiece of the room is an impressive red brick open fire-place with an oak beam support. A further door off the dining room leads through into the large farmhouse kitchen with double glazed sliding patio door opening onto the flagstone patio area at the back of the house. The kitchen extends to over twenty five feet and has a large working area and ample space for a dining table. The kitchen incorporates wooden fitted units with a tiled worktop, a built-in electric oven and a five ring LPG gas range cooker. There is also space for a fridge and dishwasher. The quarry tiled floor throughout the kitchen extends through to a large utility room, where there are fitted wooden cupboards with tiled worktop, a single drainer sink and space for a fridge-freezer and washing machine. A door leads from the utility room to the parking area and garden beyond. From the entrance hall a wide staircase rises onto the spacious landing area. Off the landing is a large airing cupboard, four double bedrooms and family bathroom. The master bedroom has exposed timbers to full roof height, windows to two aspects, a separate dressing room and an en-suite shower room with a white suite and marble effect tiles. Bedroom two is also to full roof height with exposed beams and windows to two aspects and benefits from an en-suite bathroom with a cream suite and creamy pink marble effect tiles. Bedrooms three and four have exposed timbers. All of the bedrooms have windows overlooking the gardens and farmland beyond, the master bedroom having superb views over to the Black Mountains. The large family bathroom has a white suite with a bath, separate shower, WC and basin and marble effect tiles.
