SITUATION
The farm is set between Woolacombe and Ilfracombe on the dramatic North Devon coastline and about a mile inland from Lee Bay. Both of these centres provide most every day facilities whilst some 11 miles to the south-east of the property is Barnstaple, the ancient borough and administrative centre for North Devon which has a direct link on to the A361/North Devon Link road which provides good communication to and from the North Devon area connecting directly as it does through to junction 27 on the M5 motorway, where there is also the Parkway railway station from where journey times to London/Paddington are approximately 2 hours distant. The Farm lies adjoining National Trust owned coastline, is south facing and in an area noted for its early productive grassland farms, and is therefore particularly well suited for a commercial dairy farming enterprise. Views of the coastal scenery and away to the Bristol Channel are enjoyed from the dwelling and most of the farm.
DESCRIPTION
The farm is a well equipped and well managed commercial grassland dairy unit currently set up for a 180 cows working on a low input paddock grazing basis. The farm is offered with a basic acreage of 145 acres with further lots of land available close to the farm to make up the total of 225 acres. The main farm building complex is set in a compact block a few hundred yards from the farm bungalow and includes, under one extensive covered range 180 cubicles, feeding and loafing areas, collecting yard, 18/18 milking parlour and dairy. Adjoining are silage pits and a weeping walled slurry lagoon assisting for effective management of the stock. There is a range of calving boxes and further livestock and storage buildings. The main block of grazing land, about 107 acres adjoins the buildings and is paddock grazed from some excellent farm tracks with oversized water troughs and shows an abundance of grass. The remaining land is all set within a few hundred yards, primarily used for the grazing of young stock, dry cows and for silage production. The farm bungalow, built under 30 years ago is set in a south facing location and was built subject to an agricultural occupancy condition.
THE BUNGALOW
Set just off the entrance to the farm, approached over a private drive. THE FARM BUILDINGS
These are approached over a good stone track from the highway culminating in a hardened car parking and turning area to the south of the buildings. The main dairy complex comprises a group of covered yards, all attached and comprising a complete covered complex providing cubicles, feeding and collecting systems for the current 180 Guernsey cow herd. There are two separate feeding yards with cubicles to allow a division of the herd and a covered collecting yard. All of the floors and passageways are concreted for ease of cleaning and an excellent supply of water troughs. The range includes about 180 cubicles an 18/18 herringbone parlour fully equipped with individual automatic feeders from a bulk feed loft over, flow meters, direct line system, ACR's etc which serves the dairy with 8,000 litre Dairykool stainless steel bulk milk tank, plate cooler, water heater and other equipment. Store Room/Office. To the west side of the main complex is a concrete apron which serves two silage clamps, each clamp having concrete base and earth walls with a concrete apron to the top end to facilitate the filling of the silage clamps at harvest time. These clamps are approximately 90' x 70' overall. Adjoining is the sleeper walled slurry compound with a weeping wall, built so that these liquids can be spread back on to the farm.
There are 2 open fronted store sheds - 24' x 21' overall and a range of 13 calving boxes/general stores, the majority with sheeted gates with four being approximately 17' x 11', four 25' deep and five 19' deep. Devon Contractors general purpose shed - 60' x 45', fully clad with Yorkshire board cladding over dung board walls.
THE LAND
The land is all highly productive grassy pastureland divided into good size and shaped fields with traditional Devon banks and hedges and in an area noted for its early grass, being close to the coast. The farm currently carries a herd of Guernsey cows which are generally out by the end of February with silage being cut from early May onwards, with grazing well into the Autumn. The 103 acre block of home pastureland is all on a gentle southerly slope and approached over excellent access tracks and are grazed on a paddock system basis with electric fencing and oversized water troughs. A few hundred yards from the main farm is a block of 44 acres which is principally used for grazing young stock and in calf cows. These two blocks comprise the 145 acres which make up the land included with Lot 1, the Bungalow, Buildings and a 145 Acres.
LOTS 2 TO 5
These comprise 4 first class blocks of level or very gently sloping farm land all set with road frontage and gated access off a public highway, all within a short distance of the main complex and which have over recent years been used to grow maize, fodder beet, lucerne and grass for silage. These lands comprises the approximate acreages as set out below.
