SITUATION AND AMENITIES
Lincombe and Lee are in an Area of Outstanding Natural Beauty and the North Devon coast Conservation Area. The hamlet of Lincombe is close to the village of Lee and Lee Bay beach, about 2 miles to the west of Ilfracombe. Lee Bay is bordered on three sides by rolling Devonshire countryside and on the fourth by the Bristol Channel. The picturesque village, which enjoys a maritime climate, is situated in a deep combe valley, heavily wooded in places. A multitude of splendid contrasting local walks stem from the village, most are well signposted and vary in type and length. The bustling town of Woolacombe, with a 3 mile long sandy beach is a short drive. Further afield Croyde Bay, Putsborough and Saunton Sands are all ideal for surfing and bathing. Exmoor is also easily accessible, with its beautiful rugged coastline and dramatic scenery, open moorland and wooded valleys. Barnstaple, North Devon's regional centre is within half an hour by car, and provides a comprehensive range of both business and leisure facilities. From the town, direct access onto the A361 North Devon Link Road provides easy access to Tiverton Parkway Railhead, and beyond to the M5 Motorway.
DESCRIPTION
We understand that Lower Barn was converted in 1989, and has been in the ownership of the same family for the last 23 years or so, and utilised as a second home. The property presents elevations of stone beneath a slate roof, with double glazed windows throughout. Although the conversion is about 23 years old, wear and tear has been kept to a minimum, as the property has only been utilised by the one family for limited periods each year, and has never been rented out on a commercial basis. The accommodation is arranged on a reverse living basis, in order that the principal reception room and kitchen enjoy the best of the view down the valley, with sea glimpses in the distance. The conversion has been undertaken sympathetically to combine modern refinements with original features, and there is an extensive use of exposed timber throughout, as well as cottage latch doors with wrought iron furniture. DIRECTIONS
From Mullacott Cross, take the B3343 to Woolacombe and Mortehoe. About 1 miles after leaving the roundabout, look out for a fairly inconspicuous turning to the right, where there is a sign for Lee / Lincombe. Take this road which is the B3231 and continue along, passing over a pretty bridge known as Borough Bridge and continue until a Give Way sign is reached. At this point, turn left following the sign for Lincombe / Lee. You come immediately into the hamlet of Lincombe. Continue through, descending the hill. As you reach the sign for Lee, bear immediately left afterwards, where there is a sign to Pludd Cottage. As you pass down this drive, Lower Barn will be found at the end on the right hand side.
