SITUATION
Lower Budbrooke Cottage is situated in a lovely secluded rural spot on the fringes of the small village of Crockernwell, which is set within the northern boundary of the Dartmoor National Park. It is one mile from the village of Cheriton Bishop which offers a primary school, church, two village pubs, doctor's surgery and post office/village store. The charming village of Drewsteignton with its village square and tourist spots of Fingle Bridge and Castle Drogo lies approximately two miles away. Crockernwell is also on a regular bus route to Exeter.


The property has excellent access via the A30 to Cornwall in the west and Exeter in the east. Exeter also has main line railway stations on the London Paddington and Waterloo lines, access to the M5 and Exeter International Airport lies to the east of the city. DESCRIPTION
Lower Budbrooke Cottage is a detached Grade II Listed period cottage dating from, we believe, the early to mid 16th Century. Of rendered cob and stone walls beneath a thatched roof, the property enjoys an abundance of period character, including feature inglenook fireplace with bread oven, much exposed timberwork and a stone spiral staircase.


Covered veranda leads to the entrance hallway with doors to the sitting room and kitchen. The sitting room has a large inglenook fireplace with exposed local granite and bread oven. The floor is of natural oak and there are exposed ceiling timbers. The separate dining room has similar flooring with exposed ceiling beams and multi-paned casement window overlooking the garden. The dual aspect fitted kitchen has a range of units with natural work surfaces, inset double Belfast sink. Eye level double oven and grill, part tiled walls and space for fridge freezer.


From the sitting room a timber panelled door leads down to a guest suite comprising inner lobby, bedroom with oak boarded floor and shower room with slate tiled floor, shower cubicle, wc and wash basin.


A granite turning staircase leads to the first floor landing with doors to the two double bedrooms. These have natural oak flooring, some exposed roof timbers, with the main bedroom having some exposed granite quoins. The family bathroom has a modern white suite comprising panelled bath, wc, vanity unit with sink.
OUTSIDE
The property is approached down a track that leads to a five bar gate with winding gravel driveway to a large parking area.


The gardens that surround the house are beautifully landscaped and contain several different areas of interest and attraction with a number of well established and mature trees, plants and flower beds. Beside the large ornamental water garden is an oriental-style seating area with paving. There is a productive vegetable and fruit garden as well as a timber summerhouse with decked verandah.


There is a principally stone constructed STABLE BLOCK (36' x 17'). This is a 2-storey building, the ground floor comprising 2 loose boxes and a tack/utility room. On the 1st floor is a studio suitable for a number of potential purposes. At one end is a large hay store.
THE LAND
A gently sloping paddock is largely enclosed by traditional Devon banks. There is a large field shelter, as well as vehicular access from the lane as well as the drive. The paddock amounts to approximately 5.7 acres, and overall the property amounts to 6.4 acres.
DIRECTIONAL NOTE
From Exeter take the A30 towards Okehampton, turning off at the Cheriton Bishop exit. Continue into and through the village of Cheriton Bishop towards Crockenwell. On reaching Crockernwell fork off left by the telephone box. Continue along the lane, passing the barns on the left and then take the left hand turn down the bridle path marked public footpath, proceed along this lane, passing the red brick house on your left, and stay on the track heading down hill and take the second entrance for Lower Budbrooke.
